Steer clear of this company, they are absolutely horrendous to deal with. They didn’t send us the code for our check in, the pool didn’t work, there was not hot tub as pictured, the washing machine doesn’t work, and the cabin did not match what the cabin picture shown originally. Upon arrival they gave us the option to check back out with a refund (with multiple kiddos under the age of 6 that traveled hours) as they had nowhere else to send us. Allison was specifically horrible and if I owned this cabin, I’d want to know the atrocity of the company who was renting it in my behalf. We will absolutely dispute this charge as it doesn’t match the contract we signed and is absolutely unacceptable. Take my advice, and do not waste your precious family time with this company.

There is so much work going on you can not seat outside on your balcony because of the noise. I have never stayed at a place that is this noisy. Big problem they did not inform of all the work going on!

Just left one of their cabinets. 1240 Bird Nest Way. Horrible experience with all the money they wanted. Unfortunately, my family and I spent a week here. The maids were still there when we arrived. There was a child on the property I believe belonged to the cleaning lady. You would think that because the maid was there, the place was clean. Not at all, dust and crumbs alone at the bottom of the beds and everywhere else. We had to wash the sheets before we could use the bed because we did not know if they were clean. There were no towels in any of the bathrooms, no toilet paper. One of the refrigerators' ice maker was busted. The stairs on the right of the property had nails sticking up on almost every stair. The banister was extremely lose, and we could not use those set of stairs to leave or come back. The chairs at the dining room table were broken. The rocking chairs were busted. The pool had too much chlorine , which made my wife and I extremely sick. The hot tub was overfilled. The grill outside was completely nasty. We had to scrub it before we could use it. We had to buy things to clean it with because the grill tools that were there were complete gabage. We had to buy a battery for one of the smoke detectors because it constantly kept beeping. The firer alarm went off constantly, where the fire department had to come out 3 times. The last time was in the middle of the night on the last night of our stay. It woke up my entire family. We told them about these issues several times, but nothing was done. Someone finally came about the refrigerator, but it was on the last day of our stay. No one came to collect any gabage so we could have fresh gabage cans. They left us a couple of garbage bags, but that was it. Do not waste your money on this place

Spent a week on bird nest way for a family vacation. It costed approx $11,000 for the week. First floor and third floor air conditioners did not work upon arrival, the first floor air conditioner unit was completely frozen solid. The third floor then froze up as well. We had to call maintenance three or four times to get them to send an air conditioning company out to fix it three times. ( I had to turn on the heat to melt the ice on the coils because the AC company took forever to get here). The Pool is cloudy as can be, the hot tub we had to pay to have cleaned even though it was dirty when we got here. The garbage does not get picked up enough especially for having 30 people in a big house like this. So it's piled up in our front hallway. (Smells great btw). The portable dehumidifier that they installed in the pool area does not work and there is mold and mildew on every surface in the pool room. One of Air conditioner units is completely rotted away, The sinks do not drain properly, water leaks from the upstairs showers down to the floors below causing mold in all the bathrooms. The stairs leading up to the house at the front are not nailed together correctly and are falling apart. There are spider webs and bird poop all over the exterior windows. We found garbage underneath the beds in almost every room from the previous renters. Some of the HVAC vents are not secured to the floors properly. The area and the view here are gorgeous and amazing, Dollywood is hands down my new favorite theme park. The mountain air... priceless. But we will not be staying here again. Definitely not worth the money and 1,000,000,000% not what I was expecting from a $2 million house. (Yes, I looked up the value online) We had to make multiple calls to maintenance in order to get them to just even a respond or communicate with us at one point making us wait 12 hours for the AC to get fixed because they didn't make the phone call. The 3rd floor was 80 degrees and there were kids sleeping up there because that's where the bunk beds are located. Some kind of a refund I feel like is needed.

Huge cabins with wonderful views. But the upkeep of the cabins made me feel like I was in a cheap motel. Only 1/7 fireplaces worked. Hot tub wasn't filled all the way. Pool filter worked when it wanted to. One of the tubs leaked through the ceiling into another room. One of the arcade games was broken. I called front office about all problems so I wouldn't get blamed for them. Everytime I called they sounded very annoyed. Never fixed anything I told them about. Cheap motel vibes inside a mansion of a cabin.
