***DO NOT STAY HERE*** I promise you that if you have any type of life situation requiring you to stay in a hotel for an extended period of time, that staying here will only make that situation 10x worse! We had a house fire that left us temporary displaced so we decided to stay there because they had 2 bedroom rooms and semi full kitchens. All was well until right in the middle of our stay all hell broke loose when the hotel was bought by new owners and a new manager started. We were paying a lot to stay there and for over 2 months we paid a few thousand dollars. Towards the end of our stay we were kind of going day to day rather than week to week(or longer) with our reservations. One day I was talking to the girl at the front desk about if we were staying that night, when the NEW manager, Tom, chimed in, offering me 1/2 price of what we had been paying because we had been there so long. Of course I was extremely grateful and happy about this because we were about to leave and go somewhere cheaper as I was literally running out of funds. He also said and I quote, “just let us know and pay every day by noon if you are staying that night” which was also great to hear because our situation was so touch and go. Mind you, at the point I was 100% paid in full and had a zero balance. So for several days following I did just that. I would come down, pay the new price in full and all was great. UNTIL about 9 days after that, and paying the new rate, they kept trying to run my card, overnight, for astronomical amounts. $1200+ several times. Of course it never went through but I was confused as to why it was even happening because every day when I paid, I was under the impression that I was paid in full. And I was told SEVERAL TIMES BY SEVERAL EMPLOYEES that I was paid in full. But I wasn’t too worried because they were never going to get that amount out anyway and during the day no one ever brought up any outstanding balance or anything like that. Well then one day I took a little longer (as in a few hours) to pay for the weekend and where I totally understand that is frustrating, you would think after all the money and time, a couple hours 1 time wouldn't be that big of a deal. Well apparently it was because the next day I was treated like a complete idiot and told I would no longer be getting any favors and the price would be back to full and I should probably leave. I was completely blindsided. But whatever, one thing for sure was that I couldn’t continue to stay there with the price going back up. That brings us to our last night there. I paid the day before and was under the impression that I was checking out the next day with a zero balance. Well that night, in the middle of the night, they attempted and succeeded in taking nearly $1000 out of my account, putting it over $600 in the negative. I literally ran out of gas coming back from work because of it and my kids, dog and i literally had nowhere to go because I had no money to go there. For 3hrs straight they told me that they DID NOT RUN THAT CHARGE. I called and reported fraud, had to cancel my card and open an investigation, only for them to then tell me they DID in fact run it and then proceeded to gaslight me for another several hours as to why and insinuate that I was stupid for not understanding their bullshit excuses for STEALING from me, a single mom, barely surviving at this point. I am still dealing with the aftermath of my account being in the negative because I’m still paying it off. I could go on and on but I’ll end it here because I’m getting sick just writing this.
For individuals searching on platforms like "Hotels Near Of Me" with a requirement for extended stays and self-catering amenities, the TownePlace Suites Philadelphia Horsham by Marriott, located at 198 Precision Rd, Horsham, PA 19044, USA, presents itself as an option. This Marriott property is designed to cater specifically to longer visits, offering suite-style accommodations with fully equipped kitchens. However, potential guests should be aware that recent experiences, particularly concerning management changes and pricing, have led to mixed reviews, indicating a need for careful consideration before booking, especially for extended periods.
Environment: Designed for Extended Comfort with Potential Inconsistencies
The TownePlace Suites Philadelphia Horsham aims to provide a comfortable and functional environment for guests, especially those on extended stays. The property features spacious studio, one-bedroom, and two-bedroom suites, designed to offer a "home-like" feel. Reviewers note that the "room was in good condition and clean," and that the "TV was modern and good use YouTube, Netflix, prime, or Bluetooth to cast," indicating well-appointed in-room technology. The hotel is situated in an area that offers a balance of accessibility to local businesses and a somewhat secluded feel. While general cleanliness is often praised, one review mentioned the presence of "spiders and bugs," highlighting a potential inconsistency in pest control. The hotel is also designed with soundproofing, aiming to provide quiet rooms, though specific noise issues were not largely mentioned beyond the general condition of the building. The lobby and common areas are structured to be welcoming. The hotel is a smoke-free property, ensuring a fresh environment for all guests. The grounds are described as feeling "more like a neighborhood than a hotel," with "easy access w/close parking," which suggests a more relaxed and convenient setup, particularly for those with vehicles. However, the varying experiences reported by guests suggest that while the general infrastructure is suited for extended stays, the day-to-day upkeep and consistency of the environment may fluctuate.
Services: Variable Experiences with Management Changes
The services at TownePlace Suites Philadelphia Horsham have been a significant point of concern for some recent guests, primarily due to reported management changes. While some past reviews praise "staff friendly and helpful," a detailed review highlights significant issues following a new owner and manager (Tom) taking over. This included a breakdown in communication regarding pricing and payment policies, leading to unexpected charges and financial distress for a long-term guest. Such instances, where a guest was reportedly "treated like a complete idiot" and experienced "gaslight" regarding billing, are severe and indicate a considerable lapse in customer service for specific situations. However, it is also noted that the hotel offers a complimentary continental breakfast, which is a standard TownePlace Suites amenity, though the variety may be limited. Free wired and wireless internet access is available throughout the hotel. For business travelers, a business center is typically provided. The hotel generally offers daily housekeeping, laundry facilities on-site, and dry cleaning services for guest convenience. Pet-friendly policies are also in place, with an extra charge. While the intent is to provide attentive and helpful service, the detailed negative review underscores that the quality of service can be inconsistent, particularly during periods of operational transition. It is highly advisable for potential guests, especially those considering extended stays, to clarify all pricing, payment terms, and hotel policies directly with the front desk before committing.
Features: Extended-Stay Comforts with Practical Amenities
The TownePlace Suites Philadelphia Horsham is well-equipped with features that cater to extended-stay travelers. A key highlight of the hotel is its all-suite accommodation, which includes fully equipped kitchens in every unit. These kitchens typically feature a full-size refrigerator, microwave, stovetop, and dishwasher, allowing guests to prepare their own meals, which is invaluable for longer visits. The suites offer separate living and sleeping areas, providing more space and comfort than a standard hotel room. Rooms come with a flat-screen TV with premium channels, including streaming capabilities, as noted by a reviewer. Other in-room amenities typically include a desk, iron/ironing board, and a coffee/tea maker. While one review described the bed as "hard as a rock and the pillows were flatter," other sources suggest Marriott's new bedding package is designed for comfort. The bathrooms are generally "well planned and appointed," with soft towels and good water pressure, and different room types may offer showers or tubs. The hotel also features an indoor swimming pool and a fitness center, providing recreational opportunities for guests. Free self-parking is available on-site, which is a significant convenience. Additionally, the hotel offers a 24-hour front desk, ensuring assistance is available at any time. The property's commitment to sustainability is noted through practices like no plastic coffee stirrers or drinking straws, and water-efficient showers. Accessible rooms are also available, with features like roll-in showers and grab bars, demonstrating an effort to cater to diverse needs.
Promotional Information: Value for Extended Stays and Marriott Loyalty
The TownePlace Suites Philadelphia Horsham positions itself as a value-driven option for extended stays, particularly within the "Hotels Near Of Me" category. The presence of fully equipped kitchens and complimentary breakfast are significant cost-saving benefits for guests. Marriott Bonvoy members can leverage their loyalty program for competitive rates and earn points on their stays, which can be redeemed for future travel. Direct booking through Marriott's official channels or by calling (215) 323-9900 or +1 215-323-9900 may offer the best rates and access to special packages, though caution is advised regarding pricing transparency based on the review. The hotel's location at 198 Precision Rd, Horsham, PA, is convenient for those working with nearby businesses such as Teva Pharmaceuticals, Commscope, and Janssen Biotech, or visiting local attractions like the Wings of Freedom Aviation Museum and Willow Grove Park Mall. The property also offers an area shuttle, though a surcharge may apply. For those seeking a comfortable, self-sufficient base for a longer duration, the TownePlace Suites Philadelphia Horsham aims to provide a practical solution. Apr 23, 2025 · JuliaI don't want this to come out as a negative review I'm just expressing my truths. the room was in good condition and clean. I loved how the TV was modern and good use YouTube, Netflix, prime, or Bluetooth to cast. I wasn't a fan of all those spiders and bugs. I was only there for a night and had to kill 3 spiders and two bugs. the bed was hard as a rock and the pillows were flatter than a white girl booty 🤣. it was a super uncomfortable sleep but for the price it's not that bad.
Apr 26, 2025 · WilsonxDoom4/11/25 update: budget hotel, good value. Reasonably spacious rooms. Very irritating that someone entered my room when I was away and the Do Not Disturb sign was on the door. Management said they would investigate and get back to me; four days later no feedback. 4 months earlier: At check in, after booking it was too late to change, the desk clerk pointed out that there is a $10 daily charge for parking that yes, was not disclosed at booking. (See screenshots) Oh by the way, it's just any parking and they take no responsibility for it. Just charge. 5 nights, $50, made it more expensive than what had been my second choice. A 10% add on. The rooms are ok. If you need a fridge and a stove, I did not, the hotel is just ok.
Apr 13, 2025 · Larry ImhoffWe were greeted with great service. When we went to our room B118 and walked in the big old suite perfect for our family of 5 and our dog there was an incredible stench of mildew and the AC was set to 51 degrees. We reset the AC hoping it was the AC causing the smell but it wasn’t. The couch smelled like mildew and sweat. It was unbearable when you walked in the room but it went away after being in there for about 5 minutes but you couldn’t sit on the couch so we put a blanket over it. Also despite the place being old which you can deal with the cleaning wasn’t up to par. I don’t want to see hair on the toilet or fruit flies (we didn’t bring any fruit) or drain flies. The linens and bed and towels were clean so it was bearable to stay. We should have asked to switch rooms but we didn’t. The location was perfect for what we were there for and they offered breakfast (just okay) for early morning wake ups for our son’s hockey tournament. His hockey gear smelled better than the room-almost. Super easy with our dog and lots of room for him to walk around and do his business. A couple of changes and I would stay again but not at this time. I had to immediately wash clothes and hair to get the mildew smell when we returned home.
Sep 02, 2024 · Christa DalakisThe staff member gave me and my fiancé a free night for New Year’s Day. Day of checkout we suddenly owe $250. There is no communication between the staff and they were rude and acting smart to a woman of color. Horrible business. Terrible communication. Disappointing and uncultured training in the Caucasian staff.
