Stayed 3 nights here and I couldn't have made worse decision. This hotel reminded me of why I stopped staying at independent hotels. Due to the high demand during the weekend, I paid $320/night. Although this may not be their regular price, I expected much better experience than what I actually got. 1) No complimentary water I arrived at midnight after 12+ hours of travel. The least/inexpensive thing they can do their guests is offer them water. If that's their policy, so be it, but they are very stupid to do so as this makes the 1st impression awful. 2) Ants Alert Yes. This was very new to me. The google classifies this hotel as 4-star hotel, but I don't think they deserve 2 stars. I had to request transfer in 1 am in the morning. After that, no staff reached out to me to apologize. 3) No room service I guess it might be a per-request facility, but I was not instructed this by the concierge. I didn't get any room cleaning done in my 3 days of stay, even after the ants invasion. 4) Concerning Privacy The hotel is located in the downtown area, so location is good. However, they need to do better with privacy. Anyone could look through the window to see what's going on inside the room, and the curtain was short. I had the blackout blind covering the window all day.

Hotel Abacus Introduce

For individuals searching for "Hotels Near Of Me" in Athens, Georgia, Hotel Abacus offers a distinct option located at 295 E Dougherty St, Athens, GA 30601, USA. You can contact them at (706) 549-7020 or +1 706-549-7020. This hotel presents itself as a boutique property with a unique charm, blending historic character with modern amenities, particularly following a full renovation in March 2023. However, it's important to approach this hotel with an objective understanding, taking into account both its reported strengths and areas of concern based on guest feedback.

Environment and Location

Hotel Abacus enjoys a prime downtown location, a significant advantage for guests looking to immerse themselves in the vibrant atmosphere of Athens. Its address places it within a short walking distance to major attractions, including The Classic Center (approximately a 5-minute walk), The Georgia Theatre (around an 8-minute walk), and the University of Georgia campus (about a 1-minute drive or short walk). This central position means guests have immediate access to a wide array of dining, shopping, and entertainment venues, making it convenient for exploring the city's lively music scene, art galleries, and diverse culinary offerings.

The hotel itself is housed in historical buildings that date back to the 1800s, contributing to its unique Southern charm and distinct local flair. The property consists of 1 building and 2 floors, with 122 well-appointed rooms. While the downtown location is a definite plus for accessibility, some guest reviews highlight concerns about privacy due to the proximity to the street and short curtains, suggesting that rooms right next to the street might offer less seclusion. The hotel's immediate surroundings are bustling, reflecting its urban setting.

Services and Amenities

Hotel Abacus offers a range of services and amenities aimed at providing a comfortable stay. Key amenities include:

  • Dining: The hotel features two on-site dining options. The Foundry is a historic bar and restaurant that also doubles as a live music venue, offering a taste of Athens' tradition. Iron Works Coffee is a coffee shop/cafe with an artistic ambiance, providing breakfast items like hot coffee, lattes, espresso, assorted muffins, pastries, juices, and breakfast sandwiches (typically for a fee of $2-$10 per person). Guests should note that dining venues may be closed on Mondays.
  • Recreation: The hotel boasts a seasonal outdoor pool (open from May to September), a 24-hour fitness center equipped with modern machines and free weights, and complimentary bicycle rentals, encouraging guests to explore the city.
  • Connectivity: Free Wi-Fi is available in all guestrooms and public areas, with reported speeds of 25+ Mbps, catering to both business and leisure travelers.
  • Room Features: Guestrooms come with amenities such as refrigerators, flat-screen TVs with premium channels, in-room safes, desks, and coffee/tea makers. Bathrooms are equipped with designer toiletries and hair dryers. Rooms also feature blackout drapes/curtains and premium bedding. Hypo-allergenic bedding and soundproofed rooms are also available.
  • Business Services: For corporate needs, Hotel Abacus provides 5 meeting rooms and over 8,482 square feet of conference space, including a ballroom and banquet hall, making it suitable for various events. A 24-hour front desk and a front-desk safe are also available.
  • Pet-Friendly: The hotel welcomes pets (dogs and cats only, with a maximum of two pets up to 75 lbs per pet) for an additional fee of $75 per pet, per stay. Service animals are exempt from fees. However, pets cannot be left unattended in guestrooms, and guests must be present with their pet during housekeeping services.

Regarding specific services, guest reviews highlight some inconsistencies. While the hotel mentions "Daily Maid Service (some)" or "no room service" in older information, current hotel FAQs suggest that housekeeping service requires the guest to be present with their pet if applicable. There was also a notable guest complaint about not receiving room cleaning for three days, even after an "ants invasion," which points to potential issues with consistent housekeeping, especially after an incident. The lack of complimentary bottled water upon arrival was also a point of negative feedback from a guest, suggesting a missed opportunity for a positive first impression.

Features and Highlights

The hotel's unique character and downtown Athens location are consistently highlighted as key features. Its blend of historic charm with renovated interiors (as of March 2023) aims to offer a distinctive stay. The presence of on-site dining and entertainment venues like The Foundry adds to its appeal, especially for those looking to experience local culture without leaving the property. The friendly and accommodating front desk staff receive positive mentions in guest reviews, indicating a strength in direct guest interactions.

However, it's crucial to address the significant concerns raised by guests. The most prominent issue highlighted is the disconnect between advertised "free parking" on some platforms (like Google) and the actual policy of charging a daily parking fee ($12.00 per night for uncovered self-parking). While the convenience of an on-site parking lot is acknowledged, the surprise fee creates dissatisfaction. Furthermore, a severe complaint about an "ants alert" in a room and the subsequent need for a room transfer at 1 AM, without a follow-up apology from staff, points to potential issues with pest control and customer recovery procedures. The privacy concern regarding windows and curtains also bears repeating, as it impacts the perceived comfort and security of the room. Some guests also categorize the hotel as more of a "motel" due to its older feel and exterior corridor access, despite the recent renovations and upscale branding.

Promotional Information

Hotel Abacus offers various promotions, often directly through their official website, to attract guests. These can include:

  • Book Direct & Get Off: The hotel frequently promotes booking directly through their site with a specific code (e.g., "ABACUS") to receive discounts, such as up to 30% off.
  • All Inclusive Rates: Some packages may include parking and a daily food and beverage credit (e.g., $20 daily food and beverage credit).
  • AAA/CAA Discount: Discounts of up to 10% are often available for AAA/CAA members.
  • Government/Military Discount: Special rates may be offered for government and military personnel.
  • Senior Rate: Discounts for senior citizens are also typically available.
  • Group Discounts: For larger bookings (e.g., more than 8 rooms), specific group rates and policies may apply.

It's important for prospective guests to check the hotel's official website or contact them directly at their phone numbers for the most up-to-date and specific promotional offers, as these can change. When considering the price, especially during high-demand periods like weekends or special events, guests should manage their expectations based on past reviews regarding the value received versus the nightly rate, as highlighted by a guest who paid $320/night and felt the experience did not meet the cost.

In conclusion, Hotel Abacus offers a centrally located, boutique-style stay in downtown Athens, complete with on-site dining, recreational facilities, and a pet-friendly policy. Its recent renovations contribute to a fresh atmosphere. However, potential guests should be aware of the consistent feedback regarding the paid parking fee, and the occasional severe customer service issues like pest control and follow-up, which may impact the overall guest experience, especially if expecting a traditional 4-star hotel experience as some online platforms might classify it.

As other reviewers have said, this is definitely a motel, not a hotel. The front desk people were friendly and accommodating. It is definitely older, but our room was clean and I had only one problem with it, the curtains don’t close which is a problem being that our room was right next to the street and if you plan on sleeping in bring a sleep mask. Charging for parking is ridiculous since this is just a motel parking lot. It would be understandable if it were a parking deck or even a gated lot, which it isn’t.

I've read other negative reviews, and it appears that the management has not really taken action to make any positive changes that could improve those experiences, mine was much the same. Our floors were swept, but dirty. You cannot black out the windows. Parking is $12 and is sprung on you helplessly at check-in. There is no microwave in your room, no free breakfast, no fan in the bathroom, even! There were three people on my reservation, and we were left one paper cup, and one coffee cup. What I don't understand is how this is listed as a 4-star hotel. Almost everything I just listed would automatically be included at any 4-star hotel. ***3/20/25....adding this after my visit late January, 2025...now less than two months after my open, direct, response to THEIR inquiries via text for my feedback... my friend that stayed with me that night has received e-mail offers for free parking, concessions, and a discounted room. Let it be noted, however, that I NEVER have been extended these same offers (or...God forbid, refunds!), so I can only assume this is somehow tied to her car tag we were (again) forced to register upon check-in...these guys really have some nerve!!! They'll just mess with your privacy that deeply, as well!!! AVOID AT ALL COSTS OR PAY THEIR COSTS!!!*** The location is fabulous, yes, and the staff are friendly. The beds are very comfortable the place is set up so that you feel very safe, nonetheless, I do feel as if I was misled by their "4-star hotel" rating, as well as their overall rating on Google. It feels as if someone's gotta be stuffing the ballot box.

If you want to stay at an old musty motel then this is it. Definitely NOT a hotel as portrayed in their name. Dirty, dingy, noisy and potentially unsafe. Stayed one night when we’re were scheduled for two. The only reason we stayed the first night was because we already had plans in town and we knew we would only be basically sleeping there but that barely happed at all because of the road noise and the simple notion that someone could potentially come through our door at any moment. Didn’t feel comfortable even feel comfortable bathing in the dirty shower the next morning so got up and drove home. Definitely not a boutique hotel and definitely not worth the cost. Oh yeah, who comes up with the star rating for hotels? Cause they have definitely never visited this one.

Hotel was dingy and dark. Smelled overpowering of mildew. Shower had orange mildew. The bed was old and had sunken in spots. It’s been 2 weeks and they still have not released my deposit with multiple messages, as the person in charge never answers or calls back.
