Overall, I was very pleased with my stay in one of the villas. I was there for a wedding weekend and was there for 2 evenings. The bed was very comfortable and the villa was very clean. The quarters were very tight, and I would have appreciated more counter space in the bathroom. The water was hot with good pressure, and the AC was very powerful. Loved having access to a fire pit as well.
For those utilizing "Hotels Near Of Me" to discover a unique and charming accommodation in Epping, New Hampshire, RiverCrest Villas at 417 N River Rd, Epping, NH 03042, USA, offers a distinct and delightful experience. These "tiny house" rentals provide a picturesque and comfortable escape, perfect for a romantic getaway, a family vacation, or as convenient lodging for events at nearby venues like Flag Hill Winery.
RiverCrest Villas are nestled in a tranquil setting, surrounded by century-old oak and pine trees and bordered by the North River. This natural environment provides a serene and peaceful atmosphere, allowing guests to feel immersed in nature while still being conveniently located. A significant draw is the direct proximity to Flag Hill Distillery & Winery, New Hampshire's largest vineyard. Guests can enjoy views of the vineyard from their villas and are within walking distance for wine tastings or events. The presence of Flag Hill also means that on Friday and Saturday nights (and sometimes Sundays), guests might be able to hear music from wedding receptions or events at the winery, which can be a pleasant addition to the ambiance for some.
Beyond the immediate property, the location is surprisingly convenient for accessing various amenities. Guests note that the villas are "about 9 minutes from every store you could need," suggesting easy access to groceries, dining, and other retail options in Epping. The charm of a small New Hampshire town is palpable, and the area offers opportunities for outdoor activities such as hiking, biking, kayaking/canoeing, and wildlife watching. While disconnected from city life, major urban centers like Manchester (30 miles) and Concord (under 50 miles) are still within reasonable driving distance, providing a balance of tranquility and accessibility. The property also features shared outdoor spaces like a communal fire pit with Adirondack chairs, perfect for evening relaxation and enjoying s'mores under the stars.
RiverCrest Villas prioritizes a streamlined and independent guest experience through its self-check-in process. Guests receive their door codes via email one day prior to arrival, making entry "very simple" and allowing for flexible check-in times (after 3:00 PM). This hands-off approach is appreciated by guests who prefer privacy and efficiency, though it means there isn't a traditional 24-hour front desk. However, contact information (email and phone) is provided for any booking questions or issues.
While a full-service hotel staff is not on-site, the provided amenities and thoughtful touches contribute significantly to guest comfort. Complimentary firewood bundles are provided for the fire pit, and fire starter items can be found in the guest services building. For guests over 21, a "Champagne welcome package" from Flag Hill Distillery and Winery, including sparkling wine and branded glasses, is chilled and placed in the villa prior to arrival, adding a luxurious touch. The villas also feature mini-split AC/heat units, allowing for precise temperature control in both the living room and bedroom, a feature guests highlight as a "very nice surprise" and "perfect temperature."
Excellent communication is a key service aspect, with guests praising the detailed email communication regarding door codes and other stay information. The hotel also allows specific pet-friendly villas (Vignoles and Cayuga Villas) for an additional fee, requiring guests to inform staff via email one week before check-in. This caters to travelers who wish to bring their furry friends. Parking is plentiful and free. While there isn't a full restaurant on-site, the proximity to Flag Hill Winery and Cow Palace Creamery (Richardson's Ice Cream) provides immediate local dining and treat options.
The core feature of RiverCrest Villas is its collection of individual "tiny house" villas. Currently, there are 10 individual 320 sq ft villas, with plans for additional phases, potentially offering different sizes, designs, and layouts. Each villa is designed to be a self-contained unit, perfect for "vacationing couples and families alike" (maximum occupancy of four, including infants, due to fire safety regulations regarding floor space for pack n plays in Phase one units).
Inside, the villas are designed for comfort and efficiency. They typically feature a studio bedroom with a comfortable queen-size bed, often praised for its comfort. The living area includes a sofa that easily folds out into a queen-size sofa bed, providing additional sleeping space. Guests appreciate the quality of the sofa beds, with one reviewer noting how "easily" it folded out. Each villa comes with a full bathroom, complete with good hot water pressure, though one guest desired "more counter space." A kitchenette is included, equipped with a coffee maker and a mini-refrigerator. A shared microwave is available in the guest services building for more extensive heating needs. Entertainment is provided via a ROKU TV in the living room, allowing guests to connect to their favorite streaming accounts or utilize free ROKU channels.
The villas also offer a variety of outdoor and shared amenities. Beyond the communal fire pit, guests can enjoy a putting green nearby, as well as access to the North River for potential water activities. Exterior security cameras on the property provide an added sense of safety. The "boutique" feel, combined with the self-sufficiency of the tiny homes, creates a unique blend of privacy and curated experience. While the quarters can be "tight" as noted by one guest, the efficient design and thoughtful amenities maximize the usable space.
RiverCrest Villas is actively promoted as a picturesque "glamping" destination and a unique "tiny house" vacation rental in New Hampshire. Its direct affiliation and proximity to Flag Hill Distillery & Winery are strong selling points, particularly for those interested in wine tourism, events, or a charming rural escape. The offer of weekly rates may not be standard for this type of accommodation, but the "two-night minimums" from May-October and "one-night minimums" Monday-Wednesday (with no minimums November-April) indicate flexibility for various stay durations. The complimentary firewood and welcome packages further enhance the perceived value.
Customer reviews paint a very positive picture, with guests giving enthusiastic recommendations, often a "10/10." The cleanliness of the villas, the comfort of the beds, and the powerful AC are frequently praised. The ease of the self-check-in process and the helpful email communication are also highlighted as significant advantages. May 22, 2025 · Kari SThe villa we stayed in, number 6, was so cute. It was perfect for our two children as well. The couch folded out so easily I told my husband we need one! The email communication was excellent. The door code was sent to us through email, so getting in was very simple. The mini split ac/heat units were a very nice surprise. Bedroom and living room were the perfect temperature. The Villas are about 9 minutes from every store you could need. 10/10 I'd recommend.
May 05, 2025 · Gretchen WhittenCabins are cute but small. The firepits outside are nice and they provide ample wood. Not bad for a couple yet away. The description says it can accommodate 4 adults but that's misleading. It can hold 2 comfortably. Also, they leave you a s'more pack in the room, then charge you for it without telling you they're going to charge you for it. Seemed rather disengenious The location on the vineyard is nice.

May 27, 2023 · SarahWe stayed at the villas last weekend, this place is a hidden gem! The weather was beautiful, and the fresh spring air made for a refreshing couple of days. The units themselves are adorable, with a cozy and modern aesthetic and plenty of amenities. The bed was comfortable, as was the pull out couch, and there was a television and a mini fridge too. Taking a hot shower, sleeping in climate controlled comfort, and then waking up to the New Hampshire woods makes for a luxurious getaway. Our stay at the villas was a great experience!
