Larry and his wife Iris made our stay exceptional. Larry is the social director of the property and couldn’t have been more amazing. He had activities lined up every day for kids and adults and was an absolute pleasure. For the price per night, the accommodations were below par. We stayed in room 14 - a two bedroom suite that had 1 full/queen in one bedroom and two full beds in the other. The ‘living area had three pieces of furniture; one armoire, one end table and a small pleather futon that we were afraid to sit on. There was no coffee table and thankfully we had a camping chair in the car that we used as an extra place to sit. The ceiling tiles were stained and falling down and the tile floors were cracked. Upon arrival the owner Shama told me we were missing a piece to our toilet paper holder and that they would bring one to us - well that never happened. There is no daily housekeeping - meaning no garbage pick up and no new towels. I called the front desk for more towels and never got a call back. I called 10 times and no one ever answered the phone. We received breakfast and dinner daily which was good. The owners really need to consider if they would spend the same amount of money to sleep in a 1-star rated motel room. Access to the zoom flume water park was phenomenal and the kids had a blast there. I have mixed feelings about leaving this review - because Larry and Iris were amazing but the rooms were horrific.
The Country Place Resort, located at 85 Shady Glen Rd, East Durham, NY 12423, USA, presents itself as a dedicated family resort, particularly appealing to local users searching within the "Hotels Near Of Me" category for a summer getaway. For direct inquiries and reservations, guests can reach them at (518) 291-3988 or +1 518-291-3988. This resort is primarily known for its focus on providing a wide range of activities for children and adults, all-inclusive dining, and a significant perk: complimentary access to the nearby Zoom Flume Water Park.
The Country Place Resort is situated on Shady Glen Road in East Durham, a location that suggests a peaceful, perhaps somewhat rustic, setting typical of resorts in the Catskill Mountains. The environment is clearly geared towards family recreation, with ample space for outdoor activities. However, it's important to provide an objective assessment of the physical accommodations based on customer reviews. While the overall location for a family getaway is considered "perfect," particularly in summer, specific guest rooms have received feedback indicating they are "below par" and may appear "dated and tired." For instance, a two-bedroom suite (Room 14) was described as having stained and falling ceiling tiles, cracked tile floors, and minimal, uncomfortable furniture in the living area (a small pleather futon that guests were "afraid to sit on"). The absence of a coffee table and the reported missing piece for a toilet paper holder further contribute to a perception of oversight in room maintenance. This suggests that while the broader resort environment is set up for fun and activity, the individual guest rooms may offer a more basic or aged aesthetic rather than a modern, pristine one. Despite these points, the overall setting aims to be a vibrant hub for family interaction and play, distinct from the immediate interior condition of some rooms.
The services at The Country Place Resort are centered around creating an engaging and hassle-free family vacation experience. The resort is generally "open only for the summer," indicating a seasonal operational model focused on peak family travel times. A standout aspect of the service is the dedication of key personnel like Larry, described as the "social director of the property," and his wife Iris, who are consistently praised for making stays "exceptional" and providing "hospitality from another level." Larry is noted for having "activities lined up every day for kids and adults," ensuring continuous engagement. This proactive and personalized approach from the owners and social directors is a significant positive. Guests receive "breakfast and dinner daily," which is generally described as "good," providing a convenient all-inclusive dining component. However, some areas of service delivery have room for improvement. There is "no daily housekeeping," meaning no garbage pick-up or fresh towels automatically provided. Attempts to reach the front desk for additional towels were unsuccessful, with calls going unanswered. This suggests a potential understaffing or communication issue in certain operational areas, contrasting with the high praise for the owner couple's direct involvement. Despite these administrative shortcomings, the core service of providing structured daily activities and included meals is well-received.
The primary feature distinguishing The Country Place Resort is its exceptional perk: "Access to the Zoom Flume Water Park was phenomenal and the kids had a blast there." This complimentary access to a major nearby attraction is a significant value proposition for families, effectively extending the resort's entertainment offerings beyond its immediate property. On-site, the resort aims to provide a variety of activities for all ages. While specific amenities beyond the general mention of "activities lined up every day for kids and adults" are not detailed in the provided reviews, a resort of this type typically offers a range of recreational facilities, which might include pools, sports courts, playgrounds, or indoor game areas, all designed to keep families entertained. The accommodations themselves, while noted for their dated appearance, often consist of suites or configurations suitable for families, such as the two-bedroom suite described with multiple beds. The included breakfast and dinner daily simplifies meal planning for families, contributing to the all-inclusive feel. The presence of the owner couple "throughout to make sure we are accommodate best" is also a notable feature, indicating a hands-on approach to guest satisfaction, particularly from the social and activity perspective, even if the physical rooms themselves don't always meet higher expectations.
The Country Place Resort's promotional efforts would primarily target families seeking a fun-filled summer vacation, emphasizing its all-inclusive nature and, most significantly, the complimentary access to Zoom Flume Water Park. For local users searching "Hotels Near Of Me" with children in mind, this resort offers a compelling package focused on entertainment and convenience. The consistent praise for Larry and Iris, the social directors and owners, would be a key promotional element, highlighting the personalized and engaging atmosphere they create. The resort positions itself as a "perfect getaway place for a family of any size," promising a vibrant environment where kids can "have a blast." While it's crucial for guests to manage expectations regarding the condition of the accommodations, as indicated by the "below par" rooms and "horrific" details mentioned in one review, the value proposition lies squarely in the comprehensive activity program and the significant advantage of included water park entry. The resort aims to sell an experience of non-stop family fun and relaxation, simplifying vacation planning by including meals and entertainment. The desire of some guests to "Looking forward to be there soon again" suggests that despite the room quality concerns, the overall family experience, driven by the activities and the engaging staff, can indeed be a positive and memorable one for its target audience.

Aug 08, 2023 · Md Sharafat HossainI really enjoyed our visit to The Country Place Resort. Shama and the rest of the family and staff made it feel like home. They were very helpful and accommodating from the very first bi to the very last goodbye, when we left. They were always attentive responding to any issues quickly, but there were few. The days activities were listed and announced at breakfast, I clouding trips to Zoom Flume watermark, arts and crafts games karaoke and henna tattooing to name only a few. The food was plentiful, well prepared and tasty. The villas were clean well kept and comfortable. I loved it. The group and I will definitely returned.
Jul 09, 2021 · Nellie PhillipsOur camping trip got rained out so a big group of families checked into the cottage place. Billy was a pleasure and the weekend was saved! Plenty of space for the kids to run around and adults to play games, use the fire pits, and generally hang out. It is on a very quiet street so it felt very safe for the kids to cross the road between hotel rooms and resort. The restaurant and pool weren't open for the season so they let us set up our snacks on the bar. We'd love to go back when the water park is open.
Jun 02, 2021 · Carolyn BaneThe workers were absolutely the best. But when it came to the owners not at all friendly. Nor have any type of professionalism when it comes to people who stay in their resort. They make it a process to rent a room. Like you literally got to beg them to get back to you. Only thing that I give this two stars was there two young employees and that zoom flume is close. Their are plenty of other resorts around there that has better characters then unfortunately a resort I grew up going too
