Great place to stay, quiet, great location and hospitality was amazing. The man at the front desk who works evenings was the best, he was kind and willing to go above and beyond to make our stay even more enjoyable. I would definitely stay here again!
When searching for "Hotels Near Of Me" in the Loudon/Lenoir City area of Tennessee, the Americas Best Value Inn Loudon Lenoir City might appear as a budget-conscious option. Located at 15100 TN-72, Loudon, TN 37774, USA, this hotel aims to provide straightforward accommodations with convenient access to major roadways and regional attractions. However, prospective guests should be aware that customer experiences at this property are notably varied, ranging from highly positive to extremely negative, particularly regarding room conditions.
The Americas Best Value Inn Loudon Lenoir City is strategically positioned off Tennessee State Route 72, which provides direct and easy access to Interstate 75 (Exit 72). This makes it a practical choice for travelers traversing the region, whether for business or leisure. Its location also places it within a reasonable driving distance of several popular East Tennessee destinations.
The hotel is approximately 30 miles south of Knoxville, offering a more tranquil setting while still being accessible to the city's amenities and attractions. It is also promoted as being near the picturesque Great Smoky Mountains, various state parks, and splendid lakes, including Watts Bar Lake and Fort Loudoun Lake, which are popular for outdoor activities such as fishing and boating. For entertainment, the world-famous Dollywood Amusement Park is within 55 miles, and other points of interest like the Tennessee Valley Winery, Loudon Municipal Park, and Fort Loudoun Hospital are also accessible. For basic needs, the immediate vicinity along TN-72 typically includes other commercial establishments, offering some convenience for quick stops.
One significant environmental factor that has been mentioned in a review is the proximity to a "mushroom plant nearby," which one proprietor claimed was the cause of a "terrible smell" in a guest room. This suggests that the ambient environment, at least at certain times, might be subject to external odors, which could impact a guest's overall experience.
The Americas Best Value Inn Loudon Lenoir City offers a range of fundamental services and amenities that are typical for a budget-friendly motel. These are designed to provide essential comfort and convenience for guests:
Complimentary Continental Breakfast: Guests can typically expect a complimentary continental breakfast to start their day. While the exact offerings may vary, it usually includes basic items like coffee, juice, and some grab-and-go options.
Free Wireless Internet Access (WiFi): Available in all guest rooms and public areas, enabling guests to stay connected for work, communication, or entertainment.
Seasonal Outdoor Pool: The hotel features a seasonal outdoor pool, offering a place for relaxation and refreshment during warmer months.
In-Room Conveniences: Each of the hotel's 42 rooms typically includes a microwave and mini-refrigerator, which are highly valued by travelers for storing food and beverages. Rooms also come with cable TV channels, including HBO, an alarm clock, and free local calls. Smoking and non-smoking rooms may be available upon request. Private bathrooms generally feature a shower/tub combination and complimentary toiletries.
24-Hour Front Desk: A round-the-clock front desk ensures that guests can check in at any time and receive assistance or information throughout their stay. This can be a major plus, as noted by a positive reviewer who praised the "amazing hospitality" and the willingness of the evening front desk staff to "go above and beyond."
Pet-Friendly Policy: The hotel welcomes pets (dogs and cats) with applicable charges and restrictions. This makes it a viable option for travelers with furry companions, offering flexibility for those on the road with pets.
Parking: Ample free on-site parking is available for cars, and importantly, for larger vehicles like tour buses, RVs, and commercial trucks. Some sources even mention parking with electrical hookups for fishing boats, which would be a significant advantage for those utilizing the nearby lakes.
Children Stay Free Policy: The hotel offers a "Kids Stay Free Policy" for children aged 12 and under when sharing parents' rooms, which adds value for families traveling on a budget.
Laundry Facilities: Laundry facilities are available on-site, providing convenience for guests on longer stays.
Barbecue Grills: Some sources indicate the availability of barbecue grills, offering an outdoor cooking option for guests.
The Americas Best Value Inn Loudon Lenoir City, as part of the Americas Best Value Inn brand, is known for offering basic accommodations at an economical price point. Its primary features are its convenient location and its focus on providing essential amenities for a comfortable, though not luxurious, stay. The hotel is noted for its accessibility off I-75, making it a good choice for transient travelers.
However, the most striking feature of this particular hotel, as evidenced by the provided reviews, is the extreme disparity in guest experiences. While one review praises the "quiet, great location and amazing hospitality," specifically highlighting the "kind and willing to go above and beyond" evening front desk staff, another review paints a picture of a "nightmare" due to a "horrible odor" likened to a "rotting animal carcass." This suggests that while the service can be exceptional, there might be significant inconsistencies in room quality or environmental factors that severely impact guest satisfaction. The proprietor's explanation about a nearby mushroom plant indicates an awareness of a potential external odor issue, which is a critical point for prospective guests.
The "Kids Stay Free" policy and pet-friendly approach are positive features that cater to specific traveler demographics, offering added value for families and pet owners.
As part of the Americas Best Value Inn brand, which is now part of the Sonesta International Hotels Corporation, this hotel would typically participate in any loyalty programs or promotional offers associated with the Sonesta umbrella, such as Sonesta Travel Pass. Guests are encouraged to check the official Sonesta website or various online travel agencies for the most current rates, seasonal discounts, and package deals.
Given the highly mixed reviews, potential guests are strongly advised to consider their priorities. If a quiet, affordable, and pet-friendly overnight stop with good highway access and basic amenities is paramount, and they are prepared for the possibility of less than ideal room conditions or external odors, this hotel might be considered. However, if a consistent and guaranteed standard of cleanliness and absence of odors are non-negotiable, it would be prudent to exercise caution and perhaps consider other "Hotels Near Of Me" in the Loudon/Lenoir City area that have more consistently positive reviews across the board.
For bookings and direct inquiries, including specific room availability, pet policies, or to confirm the current status of any potential odor issues, the hotel can be reached via phone at (865) 458-5855 or mobile phone +1 865-458-5855. It is recommended to contact the hotel directly to address any concerns before making a reservation.

Dec 29, 2024 · Rachael DavisThis place is a nightmare. The room had a horrible odor that, when checking in, was never disclosed to us. The smell was so bad that there might as well have been a rotting animal carcass inside the room. Do not waste your time or your hard earned money. After spending only an hour in the room, we had to check out. The proprietor said he would not cancel the charge. He said there was a mushroom plant nearby that caused the terrible smell, but that isn't his fault. Stay here only of you enjoy constant retching.
Oct 15, 2024 · Gail CoffinThe room was run down and had no lights. It had roaches and seemed super shady. I got woken up in the middle of the night by the rude front desk clerk who said I had to pay $600 or leave. I checked and had already been charged but he threatened me to leave or else.
Dec 31, 2024 · Dylan PowellStaff was nice, but pulled in at 2am and they want to charge full price 6hrs of service price gauge big time most motels pro rate to under half
Nov 24, 2024 · Scott Tinchwould never stay there again. roaches, flys, and spiders in the room. nasty housekeeping lady with facial hair knocking on the room door before check out time. and old man at the front desk is miserable * owner responded to my email by making false accusations that my review is frivolous. but i have no reason to lie. the hotel is disgusting and housekeeping is rude and inconsiderate. bugs in the room live there rent free. the owner's response to my review is just a lack of accountability which is the common denominator for all poorly-run businesses such as this one. so do yourself a favor and find another hotel to stay. trust me
