Hello, fellow Arizonans! When life throws you a curveball – perhaps a temporary job assignment, a transition between homes, or even an unexpected personal situation – finding flexible and affordable accommodation can be a real challenge. In the Phoenix area, extended stay hotels like Budget Suites of America aim to fill this need by offering apartment-style living without the commitment of a traditional lease. Today, we're going to take a clear and factual look at the Budget Suites of America located in North Phoenix, giving you, as a local user, an honest overview of what to expect from this type of lodging.
Budget Suites of America operates on a model designed for longer-term stays, providing furnished rooms that typically include kitchenettes, aiming to offer the "comfort and convenience of home" without the need for a lease or credit check. This flexibility, including "weekly payments," is a significant draw for many. However, it's important to approach this option with realistic expectations. While the concept of convenience is often praised, customer reviews reveal a consistent theme of significant issues, particularly concerning property conditions and service quality. It's a place that serves a very specific niche in the market, often for those facing immediate housing needs or strict budget limitations. This article will delve into the details, highlighting both the advertised features and the real-world experiences reported by previous guests.
The Budget Suites of America property we're focusing on is located at 2702 W Yorkshire Dr, Phoenix, AZ 85027, USA. This address places it in the North Phoenix area, specifically near the intersection of Bell Road and Interstate 17 (I-17). This is a busy commercial corridor, offering reasonable accessibility to various parts of the Valley via the freeway.
The proximity to I-17 makes it relatively easy to travel to downtown Phoenix, Glendale, Scottsdale, and other surrounding areas by car. There are also bus routes along Bell Road and other major streets in the vicinity, offering public transportation options, though connections to major employment centers or attractions might require transfers. Nearby amenities include various fast-food restaurants, casual dining spots, and retail centers along Bell Road. The property also offers free parking for customers, which is a definite plus for those with vehicles.
However, it's crucial to acknowledge the community feedback regarding the immediate surroundings. Multiple reviews mention "lots of homeless nearby" and individuals "cruising the parking lots," advising guests to "lock your doors." While the property does state it has "Security Patrol 7 Days a Week," at least one review explicitly stated security is present "during the day but not at night," suggesting a potential concern for nighttime safety. This aspect of the location should be a significant consideration for any prospective local user.
Budget Suites of America's business model is inherently built around offering "budget" and "extended stay" solutions, rather than traditional short-term hotel promotions. Their main "special offer" is the flexibility of weekly payments and the absence of a lease or credit check, making housing accessible to a broader range of individuals.
However, based on customer reviews, it is critical for prospective local users to be extremely cautious and confirm all financial details upfront. Reviewers have highlighted issues such as:
Therefore, while Budget Suites of America's website emphasizes "financing your monthly rent with weekly payments" and "no lease," it is paramount to:
Given the negative experiences reported, relying solely on advertised flexibility without thorough upfront inquiry could lead to unexpected costs or disputes for local users.

For inquiries, to check current availability, or to confirm specific policies, it is strongly advised to contact Budget Suites of America directly using the phone numbers provided. Given the nature of some customer feedback, direct communication is crucial to ascertain current conditions and terms before committing to a stay.
For Arizonans, Budget Suites of America in North Phoenix can be a highly specific and potentially very limited solution for immediate, no-frills, extended-stay housing needs. Its primary suitability for locals lies in its core offerings:
However, it is absolutely paramount for locals to approach Budget Suites of America with extreme caution and realistic expectations, particularly in light of the severe concerns raised in customer reviews. The recurring themes of a "cockroach infested pit," "poor employees and poor service," and critical safety concerns such as "homeless nearby" who "cruise the parking lots" and lack of adequate nighttime security ("they should have it during the night and not the day") are significant red flags. Experiences like clogged toilets without immediate resolution, or rooms being left "OPEN" by staff, point to fundamental issues with maintenance and security that could significantly impact a resident's quality of life and safety. Allegations of staff "stealing your cash only deposit" or making up excuses for charges are also deeply troubling.
Therefore, while Budget Suites of America offers a necessary, very low-barrier housing option for locals in specific circumstances, potential residents must prioritize personal safety and due diligence. It is highly advisable to visit the property in person before booking, inspect the specific room offered, clarify all financial policies (especially deposits) in writing, and have backup plans should the conditions prove untenable or unsafe. For most Arizonans seeking a comfortable and secure extended stay, investing in a slightly higher-priced option with better-vetted reviews might prevent significant stress and hardship.

Apr 15, 2025 · john anchondoThe place is a cockroach infested pit with poor employees and poor service. The toilet gets clogged around 6PM and we attempt to call then we're told no one can do anything to the next morning leaving a clogged unusable toilet. The solution they proposed was to use a vacant bathroom in a completely different building which is close yes but quite a walk if you're having the bubble guts. But this barely scratches the iceberg of the poor service and overall rudeness of the staff and other tenants.
Apr 03, 2025 · Ryan GPVery easy to apply and friendly employees ! Call in and ask questions if needed. You can get long-term rooms. Management is nice and professional. They have 24/7 security patrolling the parkinglots. I always feel safe going to see my friends and family here.
May 11, 2025 · Sonja GarciaThis place was a hell hole. Let me start by saying rooms are TINY when I say tiny I mean practically a damn box. if you have kids just know they are not kid friendly in the slightest. no skateboards, balls, bikes, hell you can't even let them play outside even if you're watching them! every little thing you do will get you a warning. Glenn (Security) was nice but he was also a jerk sometimes. Maintenance guys were super nice. Place had roaches , rude employees as well as residents. It is not a hotel. They dont supply literally anything but run down Goodwill furniture. for the prices they charge, the living standards should be atleast acceptable. Mold in the bathroom. Leaky sinks. Our door had the handle falling apart and the peephole scratched out. Location is amazing, all the shopping nearby as well as restaurants and the hospital. you have to sign for and pick up packages in the office. including Amazon or Walmart packages. I've never been so happier to get out of a place. Run while you can!!
Mar 19, 2025 · Hello ByeIt's a retirement facility disguised as a hotel with the desire to be an apartment complex as far as I can tell. It has barely functioning internet that you have to pay for and I reiterate that it barely works. They NAT 3 it so you can't use your gaming consoles because it's a retirement facility and boomers don't like games. They label it a business instead of a residential building so you can't get your own internet either. It's a shitty thing to do honestly. I have had upstairs neighbors and you can hear every single step. You have 0 privacy here because the walls are thin and the walk ways quake when people go by. They had an inspection done that said they can open your door anywhere between 9 am and 4 pm which is shady as hell. Especially if you have pets. I had to personally clean up mold on the windows. They have a problem with doing as little as they can get away with like a hotel. There is 0 excuse why this place shouldn't have fiber internet if they wanna charge 50 dollars for 3 devices for bottom of the barrel internet connection. 🙄 My personal experience and opinions are the above and also beliefs are that this place is just a cow they intend to milk while they starve it to death.
