Avoid at All Costs – House at Phipps is a Total Disaster Where do I even begin with this train wreck of a property? If you’re looking for a real Atlanta experience—complete with dirt, grime, and the unmistakable scent of stale marijuana—you’ve hit the jackpot at House at Phipps. First off, the cleanliness (or complete lack thereof) is breathtaking. Filthy bathrooms, kitchens, and common areas greet you like old friends who’ve never seen a mop. The floors? A delightful mix of hair, dust, and random debris—clearly no one here has heard of sweeping or mopping. If you enjoy the soothing sound of non-stop barking, you’re in for a treat! Pets are apparently welcome here, and so is their noise, 24/7. But hey, who needs peace and quiet on vacation? Oh, and the electrics—absolutely top-notch. Plug points that don’t work? Check. A fridge kept alive only by a dodgy extension cord snaking across the room? Double check. Truly inspired engineering. Love cooking? Better bring your own dishes unless you’re okay sharing two plates and one sad mug with the entire building. And speaking of the kitchen, prepare yourself for the fabulous smell of old food and weed wafting through the air, thanks to their non-existent ventilation. Want to crack a window for fresh air? Dream on. The windows don’t open, so you get to marinate in the property’s special blend of awful odors. It’s like living inside a damp, dingy ashtray. Security? A total joke. Random people hanging around outside smoking weed like it’s a public park. Felt super safe—said no one ever. And don’t even get me started on the bedding: stained, disgusting sheets that looked and smelled like they hadn’t been laundered since the place opened. Honestly, I wouldn’t have let my dog sleep on them (if I had one). Need to do laundry? Good luck! Their washing machine/dryer combo is basically a toy that struggles to wash more than 3 items at once. So practical. And if you’re thinking of working remotely? Forget it. The internet is pathetically slow and cuts out constantly—perfect if you enjoy screaming into the void during Zoom meetings. In summary: this place is a masterclass in how not to run an Airbnb. The owners clearly have no clue and seem far more interested in cashing in than providing even a basic level of service. Avoid this nightmare property like your sanity depends on it—because it absolutely does.
For those seeking accommodations in Atlanta's upscale Buckhead district, particularly within the "Hotels Near Of Me" category, House at Phipps at 3645 Peachtree Rd NE, Atlanta, GA 30319, USA, presents itself as a unique offering. Described as a boutique furnished apartment-hotel, it aims to combine the comforts of a home with the convenience of a hotel, catering to a diverse range of guests from business travelers to leisure visitors looking for a sophisticated stay.
House at Phipps boasts a prime location in the heart of Buckhead, one of Atlanta's most affluent and vibrant neighborhoods. This area is renowned for its high-end shopping, exquisite dining, and lively entertainment options. The property is within walking distance of iconic destinations such as Phipps Plaza (approximately 4 minutes' walk / 0.2 miles) and Lenox Square (approximately 9-12 minutes' walk / 0.6-0.8 miles), making it ideal for those interested in luxury retail and culinary experiences. Other nearby attractions include LEGOLAND® Discovery Center, Buckhead Theatre, the Atlanta History Center, and various urban parks.
The immediate environment of House at Phipps is characterized by its blend of urban convenience and residential tranquility. It's positioned to offer excellent walkability (with a Walk Score® of 85, indicating it's "Very Walkable"), allowing guests to access many amenities on foot. Public transportation, including MARTA stations like Lenox and Buckhead, is also within easy reach, enhancing accessibility for exploring the wider Atlanta area. While some reviews suggest the presence of some external noise or activity, others highlight the complex as "peaceful and well-maintained," providing a quiet condo environment compared to traditional hotels. The property itself is described as a private boutique apartment building, which may offer a more intimate and less bustling atmosphere than larger hotels.
House at Phipps differentiates itself by offering fully furnished apartments rather than standard hotel rooms. These units are designed to provide a comprehensive living experience, complete with all the conveniences of home. Key features and services include:
Fully Equipped Kitchens: Each apartment boasts a full kitchen, including a refrigerator, oven, stovetop, microwave, and often a dishwasher. This allows guests the flexibility to prepare their own meals, which is a significant advantage for longer stays or for those with specific dietary needs. While some reviews mention limited kitchenware, the presence of these appliances is a fundamental aspect of the offering.
Spacious and Stylish Units: The apartments are described as spacious and thoughtfully appointed, with modern, clean, and tasteful decor. Units may feature two queen beds, a king and a queen, or other configurations, making them suitable for various group sizes. They also include 4K oversized smart TVs for entertainment.
In-Unit Laundry: Many units come with an in-unit washer and dryer, providing essential convenience for guests on extended trips. However, one negative review mentioned a washing machine not being connected, indicating that guests should verify the functionality of appliances upon arrival.
Complimentary Wi-Fi: Free wireless internet access is available, often with high speeds (250+ Mbps), crucial for both leisure and business travelers. However, one negative review reported slow and constantly cutting out internet, which guests should be aware of as a potential issue.
Self Check-in: The property often utilizes a self check-in process with smart lock details provided via email, offering flexibility for arrival times. Guests may be required to complete online registration and provide a copy of their government-issued photo ID prior to arrival.
Air Conditioning and Heating: All accommodations are air-conditioned, and heating is available, ensuring comfort regardless of the weather.
Safety Features: While some reviews noted concerns about external security, the property itself aims to provide a secure environment, with some listings mentioning gated access and full-day security. However, potential guests should note that carbon monoxide and smoke detectors may not be reported by the host, suggesting guests consider bringing portable detectors.
Non-Smoking Policy: The property is non-smoking.
Pets Policy: It's important to note that information on pets is contradictory. Some listings indicate that pets are not allowed, while others, particularly those describing "co-living" arrangements, suggest that pets (cats and dogs) are welcome, possibly with fees. Guests should confirm the current pet policy directly with the host/management before booking if traveling with pets.
Parking: Information on parking is also contradictory. Some sources state that free self-parking is available on-site, while others explicitly mention that there is no onsite parking available. Guests should confirm parking arrangements directly with the host/management.
The customer reviews for House at Phipps are notably polarized, highlighting a significant divergence in guest experiences. On one hand, glowing reviews praise the property as "A Perfect Stay – Highly Recommend!" Guests describe the apartments as "absolutely beautiful—modern, clean, and stylish," feeling like a "home away from home." Positive feedback frequently mentions the smooth check-in process, excellent communication from the host, and the safe, peaceful, and well-maintained complex. The central location, with easy access to restaurants, shops, and attractions, is consistently lauded as a major benefit.
Conversely, a highly critical review labels the property a "Total Disaster," citing extreme issues with cleanliness (filthy bathrooms, kitchens, common areas, and stained bedding), pervasive odors (stale marijuana, old food, damp), and functional problems (non-working plug points, dodgy extension cords, non-opening windows, broken laundry facilities, and slow internet). This review also raised serious concerns about security, mentioning "random people hanging around outside smoking weed." These contrasting experiences suggest that consistency in property management and maintenance may be a significant factor.
Given these disparities, potential guests should consider that while the location is undeniably excellent and the concept of a furnished apartment with a kitchen is appealing, the quality of the individual unit and the actual experience may vary significantly. It would be prudent for guests to read recent reviews carefully and, if possible, clarify specific concerns with the host before booking.
As House at Phipps operates more as a furnished apartment rental (often found on platforms like Airbnb or through specific property management groups) rather than a traditional hotel chain, direct "promotional information" in the conventional sense might be less readily available. However, potential guests can often find deals through:
Online Travel Agencies (OTAs): Websites like Expedia, Hotels.com, and Skyscanner may offer various rates, including last-minute deals or discounts for longer stays. It's always advisable to compare prices across different platforms.
Direct Booking: While a direct website specifically for "House at Phipps" as a hotel is not prominently found, the property is often managed through apartment rental agencies or co-living platforms. Booking directly through these channels might sometimes offer exclusive rates or provide more detailed information on available units and their specific features.
Long-Term Stay Rates: Given its nature as an apartment-hotel with full kitchens and laundry, House at Phipps is inherently suited for extended stays. Guests looking for weekly or monthly rentals may find more favorable pricing compared to daily rates. Some listings even refer to "co-living" opportunities with flexible lease terms, including short-term options.
It is always recommended to thoroughly research and communicate with the property management or host to confirm specific amenities, pet policies, parking availability, and any ongoing promotions before making a reservation at House at Phipps.

Nov 22, 2024 · franky gopalanIt's absolutely terrible. I was moved to this house by vrbo. They told me that there was something wrong with the original host. The heating of this house was insufficient, the water was often cut off for no reason, and there was no way to wash clothes when the washing machine is just a decoration. Put the host in jail literally.
