The Inn at Soho Square boasts an undeniable advantage in its location. According to numerous guest reviews, it is "just steps from the beach, the pier, and all the best spots in town." This prime position means that guests can truly "park and forget about your car for the whole trip," as key attractions like the iconic Old Orchard Beach Pier, Palace Playland amusement park, and a variety of shops and restaurants are all within easy walking distance. The immediate vicinity is characterized by the bustling energy of a classic New England beach town, offering constant activity and entertainment right outside the door. While this central location provides unparalleled convenience, it's worth noting that guests should anticipate the lively atmosphere that comes with being at the heart of a popular tourist destination. The property is also reportedly close to train tracks, which might contribute to some ambient noise.
The Inn at Soho Square offers straightforward rooms with en suite bathrooms, designed to provide a comfortable stay. Reviews indicate that the rooms are generally "super clean, comfortable, and have a fresh, updated feel while still keeping that classic beach charm." Each room is typically equipped with essential amenities to enhance guest comfort, including air conditioning, a private bathroom with a shower and complimentary toiletries, and a flat-screen TV. Many rooms also feature a private entrance and a balcony, offering guests a private outdoor space to relax. Some units provide a seating area and all are equipped with a refrigerator and microwave, adding convenience for self-catering or storing snacks and drinks. Free WiFi is available throughout the property, ensuring guests can stay connected. The inn offers various room types, including double rooms and junior suites, catering to different group sizes and preferences.
While the motel provides fundamental comforts, some guest experiences mention areas for improvement. Some reviews describe the beds as "extremely old and uncomfortable" or "janky," and some bathrooms have been noted for being "disgustingly sticky" or having "black mold in the corners" or "stained showers." Similarly, issues with locks have been mentioned, with one guest stating "there was only one lock that could definitely be carded and opened." It's important for prospective guests to consider these varied experiences when making a booking.
A significant aspect of the Inn at Soho Square's operation is the direct involvement of the owner, Mike, who is often described as "the absolute best — super friendly, welcoming, and always around to make sure everything is perfect." This personal touch is highly appreciated by many guests, who feel that "he really cares about his guests having a great experience." The motel provides a 24-hour front desk service and room service for convenience. Complimentary coffee, tea, and milk are also mentioned as available. Guests also benefit from on-site parking, which is a valuable amenity in this busy area.
However, some guest experiences have diverged significantly from this positive portrayal of hospitality. There are reports of rude management, with one guest specifically mentioning "the manager at the front desk was very rude." Issues with unauthorized entry into rooms, where a guest was "woken up by some foreigner with no staff ID who opened our door after I didn’t answer his knocking (which turned to banging)," indicate serious concerns regarding guest privacy and security. These contrasting accounts suggest a variability in the guest experience, making it important for potential visitors to consider both positive and negative feedback.
The Inn at Soho Square does not appear to widely advertise specific promotional offers, but its appeal largely stems from its prime location and generally positive reviews regarding the owner's attentiveness. Given its popularity, particularly during peak season in Old Orchard Beach, it's advisable to book well in advance. While one review mentioned being told not to worry about check-out times, official check-in time is from 2:00 PM to 11:30 PM, and check-out is from 7:00 AM to 10:00 AM. Guests are required to show a photo ID and credit card upon check-in. The property has a curfew, with the entrance closed between 11:30 PM and 7:00 AM. The minimum age for check-in is 21 years old. It is important to note that, unlike some other accommodations in the area, The Inn at Soho Square does not permit pets.
For those considering a stay, it is recommended to directly contact The Inn at Soho Square to confirm current policies, room availability, and any specific concerns, especially those related to cleanliness, room condition, or security that have been raised in some reviews. While many guests have had an "amazing stay" and "highly, highly recommend" it, others strongly suggest that if one can "spare an extra $100 or so for a different stay," it might be a better option due to the issues encountered.
Overall, The Inn at Soho Square offers a beach-centric stay with the convenience of being close to all major attractions in Old Orchard Beach. Its charm lies in its updated rooms and the often-praised personal service from the owner, but prospective guests should be mindful of the mixed reviews regarding maintenance and security to ensure their expectations align with what the motel can offer.

Apr 26, 2025 · Wade LightMy girlfriend and I were told not to worry about check out times and that we could sleep in late after asking if that’s acceptable or if we should set alarms. We were woken up by some foreigner with no staff ID who opened our door after I didn’t answer his knocking(which turned to banging). Locks were janky, there was only one lock that could definitely be carded and opened. The shower was disgustingly sticky, and the manager at the front desk was very rude. This review is a warning, if you can spare an extra $100 or so for a different stay, I’d recommend it.
Aug 16, 2024 · Parker BrownDO NOT STAY HERE!!! I stayed here early august 2024 and left with bed bug bites, we were greated by the owner when checking in, he was very unprofessional and rude. We got into our room which smelt terrible, trash was left in trash and from previous guests and as i said there was bed bugs. I understand this is a cheap beach hotel but come on. When checking out we explained to the owner that there was bed bugs and the room was gross, he came back at us telling us he would NOT give us a refund because we are trying to steal from small hotels/businesses. As i said, DO NOT STAY HERE
Aug 18, 2024 · Emily HagertyLow budget hotel, the beds crinkle every time you move and wakes you up, woke up by the train going by, making the room shake, next the TV was small and dark so it was hard to see and placed in the corner. The little table wabbled unlevel.no amenities, no coffee pot. Never again
Sep 28, 2024 · Margie HarfstThis place is in the best location but it is straight up gross. The carpet was wrinkled and felt wet, the shower was filthy and repaired using duct tape, I found a dead bug right by my bed, it was super dark because one lamp was missing a bulb and the toilet paper holder was falling off the wall. The bars outside the hotel and the other hotel patrons are very loud until ~2am and the rooms do not feel secure. I booked for 2 nights and left after 1.
