Location is great for beach access, right across the street. Was convenient that the kitchen was stocked with items to use. And it was fairly clean for an old hotel. But...it.is.small! Says sleeps 6, ouch, it was tight. The kitchen/living room area is barely big enough to move around with more than a few people, that's the biggest downside. Oh no wait, the bed was. It was the squeakiest bed I've ever stayed in my life. Comfy, but don't ever move or your waking up the whole house, those could def be upgraded for sure. Checking in to the office was a bit confusing too, but the woman was very nice, and the staff came around often to empty trash and check in on things. Rooms only come with one parking spot so if you have more than one vehicle, be prepared to park kinda far and pay some $$$. There's a lot behind the hotel by the mini golf and a shortcut through the building gate tho.
For visitors to Old Orchard Beach, Maine, who prefer the independence and amenities of a home away from home, Sands Townhouses offers a distinct alternative to traditional hotel stays. Categorized under "Hotels Near Of Me" due to its convenient location and offering of lodging, Sands Townhouses provides apartment-style accommodations ideal for families or small groups. Located at 64 W Grand Ave, Old Orchard Beach, ME 04064, USA, it offers a prime spot for enjoying all that this vibrant coastal town has to offer. For direct inquiries, you can reach them at (207) 934-2200 or via mobile at +1 207-934-2200.
The location of Sands Townhouses is consistently highlighted as one of its strongest assets. Situated "right across the street" from the beach, guests have excellent and easy access to Old Orchard Beach's renowned sandy shores. This direct access is a significant convenience, allowing for spontaneous beach trips throughout the day. Beyond the beach, the property is also within easy walking distance of other major attractions. Reviews mention that it's just a short stroll from the Old Orchard Beach Pier, Pirate's Cove Adventure Golf, and Palace Playland amusement park. This central yet slightly removed location means guests can enjoy the lively atmosphere of downtown Old Orchard Beach without being directly in the midst of its busiest areas, offering a blend of excitement and relaxation. The area is also well-served by amenities, with an ice cream shop right next door and the Old Orchard Beach Station just a 10-minute walk away, which can be convenient for those traveling by train.
One environmental factor to note is the proximity to the Amtrak passenger line. While this offers convenient transportation, some guests have mentioned "train noise," particularly for light sleepers, as the property is "backed up on train tracks." However, for many, the trade-off for the exceptional location is worthwhile.
Sands Townhouses typically offers two-bedroom apartment-style units, which are "warmly furnished" and individually decorated, providing a more personalized feel than standard hotel rooms. A key feature of these townhouses is the "fully equipped kitchen," which comes "stocked with items to use." This includes a full-size refrigerator, microwave, oven, stovetop, toaster, coffee/tea maker, and cookware, dishes, and utensils, allowing guests to prepare their own meals and snacks. This can be a significant cost-saver and offers greater flexibility for families.
Each unit includes a living room with a flat-screen TV and cable channels, and a separate dining area. There are also TVs in the bedrooms, some offering streaming capabilities for services like Netflix, Hulu, and Disney+. The units are equipped with air conditioning and heating for comfort in all seasons. While the overall cleanliness is generally noted as "fairly clean for an old hotel" or "super clean and comfortable," some specific concerns have been raised. Guests have described the units as "small" and "tight," especially the kitchen/living room area, making it "barely big enough to move around with more than a few people." The bathrooms, typically with showers only (no bathtubs), have also been noted as "small." A recurring theme in reviews is the "squeakiest bed" that "wakes up the whole house," suggesting that bed upgrades could significantly improve guest comfort. It's also worth noting that in some units, the two bedrooms are connected, requiring one person to walk through another's bedroom to access the downstairs bathroom. This layout might not suit all guests seeking maximum privacy. An extra futon mattress may also be available in some units.
The staff at Sands Townhouses generally receives positive feedback for their helpfulness and friendliness. Guests have mentioned that the "woman was very nice" during check-in and that "staff came around often to empty trash and check in on things." This level of attentiveness, even without daily housekeeping, contributes to a comfortable stay.
One important service-related detail is parking. Each unit typically comes with "only one parking spot," which is a significant consideration for guests traveling with multiple vehicles. For additional vehicles, guests should "be prepared to park kinda far and pay some $$$," although there is a "lot behind the hotel by the mini golf" with a "shortcut through the building gate." This information is crucial for planning transportation.
Other amenities include free WiFi, both in public areas and within the townhouses, providing connectivity. While there is no on-site pool mentioned in the reviews, the easy access to the beach largely compensates for this. The property also has safety features such as smoke detectors, carbon monoxide detectors, fire extinguishers, and a security system.
Sands Townhouses does not typically advertise specific promotional packages, but its value proposition lies in offering apartment-style living with kitchen facilities and an excellent location at a competitive price. Guests often refer to it as a "great location for beach access" and "very reasonably priced."
Due to its popularity and unique offering, especially for repeat visitors, it is highly recommended to book well in advance, particularly for peak season dates. One review even mentions a long-term guest who has stayed "every year for 10 years," highlighting the strong customer loyalty. However, it's also noted that some specific units, like "room 5," are now privately owned, which might affect direct booking through Sands Townhouses. Guests with specific room requests or who are returning visitors might need to contact the property directly to inquire about ownership or booking specific units.
Prospective guests should be aware that the front desk operates during limited hours, typically from 8 AM to 11 PM for check-in. Check-in time is from 3:00 PM to 9:00 PM, and check-out is by 10:00 AM. It's advised to contact the property if arriving outside these hours. The property does not allow pets and does not accommodate parties or events, ensuring a quieter environment for all guests. Children are welcome, but cribs are not available.
In conclusion, Sands Townhouses provides a practical and well-located option for those seeking a more independent and home-like stay in Old Orchard Beach. While offering the convenience of a full kitchen and a prime beachside location, guests should manage expectations regarding room size, potential bed comfort, and parking limitations. Its overall value and the helpfulness of its staff make it a popular choice for many, but considering the detailed feedback will help ensure a satisfying vacation.

Jun 23, 2024 · Kris HowesWe have stayed here every year for 10 years we would like to stay in room 5 but it is now privately owned and we can't figure out who to contact? Any information would be helpful thank you
Aug 25, 2024 · Gary BarnettThe room was very dirty upon checking in. For the price it really wasn't worth it. Nothing is included, no housekeeping or anything. It's weird that you would pay so much for a place to sleep when there are places with housekeeping, breakfast and pools for less a night
Jul 31, 2018 · Lori ClarkeThe room is nice, has a stovetop oven, microwave, refrigerator, AC, and TV. It's a little small but it works. Not very far away from stores and restaurants.
Aug 14, 2018 · JoshWas on a family vacation the rooms were nice staff was great less then 1 minute from the beach
