We were in Waterville Valley for a hockey tournament, and we were so pleasantly surprised with our room (#325). At the time of booking, we didn’t realize condos were privately owned, and we lucked out! The room was so cozy; the perfect spot to relax between/after hockey games.

Customer reviews for Black Bear Lodge present a mixed, though generally positive, picture. Many guests praise the lodge's convenient location in Waterville Valley, noting its proximity to the Town Square, Nordic ski trails, and the shuttle to the downhill area. The spaciousness of the condo units, particularly the multiple bedrooms and full kitchens, is frequently appreciated by families and groups, providing ample room and the convenience of self-catering. Guests often find the rooms cozy and functional for a relaxing stay between activities.
However, some reviews raise concerns regarding cleanliness and the condition of certain aspects of the property. There have been reports of units not being as clean as expected, with comments about general filthiness in some cases. Guests have also noted that while the units are functional, they can appear "outdated" or "beat up," with some specific mentions of old or broken mattresses. Issues with the pool and hot tub, such as being too cold or not working, have also been reported, though access to the White Mountain Athletic Club facilities provides an alternative. Furthermore, there have been some serious complaints about staff behavior, with reports of rude and inappropriate interactions, particularly towards children and parents, which significantly detracts from the guest experience in those instances. The fact that condos are privately owned means that the quality and upkeep can vary from unit to unit.
Prospective guests should be aware that while the location and access to resort-wide amenities (especially via the Freedom Pass) are significant advantages, the condition and cleanliness of individual units can be inconsistent. It is advisable for travelers to manage expectations regarding luxury and understand that some units may show signs of age. If specific concerns exist, it might be beneficial to inquire about the condition of the assigned unit. Despite the varied feedback on unit condition and some staff interactions, the overall value for money and the prime location for accessing Waterville Valley's attractions remain strong points for Black Bear Lodge.

Feb 02, 2025 · Brandi Perry-AllenI would give this hotel a 0 if there was an option. I took my daughter for a hockey tournament this past weekend, and this hotel was not only filthy, but the staff there were incredibly rude and inappropriate towards the children and parents. I do not recommend anyone staying there at all, especially for the amount of money you spend per night, it's honestly not worthy.

May 19, 2025 · Douglas Washington1/24/24 Stayed here for the FIS bumps comp. Nice place. I wish i had done research on the rooms because i didn't realize my room (and probably all rooms) have full kitchens. I would have brought food from home. Maybe you are reading this and going to bring food?! I certainly recommend that & you can always bring it back if you don't use it all. Bring coffee/kcups. My room had room for 4 people in beds. Plenty of space and good TVs w/satellite. The hot tub was nice and looked like it would fit 6-8 people. I was the only one, both times i went. I would certainly stay here again.
Feb 10, 2024 · dave IStayed here for a wedding. Our room was disgusting- mold on bathroom ceiling, smelled nasty. Getting ready for bed we realized there were bed bugs. Called the front desk and guy said we would be compensated for that night and we were moved to a much nicer unit at 1am. Had to leave several blankets and pillows as they were exposed to the infested bed. Next morning we woke up to a dead bird outside of the slider. Asked Debra at the front desk to have the bird removed and about the reimbursement and she proceeded to have a major attitude about the entire thing. Spoke to the GM the following day who was very nice and agreed to reimburse the first night. Love Waterville but would not stay here again.
