I stayed at this hotel with my mother and my two year-old son. First issue the air conditioning didn’t work in our room. I was out for the evening, and I received a call from my mother who was uncomfortable and complained about the heat and also that there was roaches, crawling up the headboard and on the bathroom counter. She noted that she had seen about three of them. I was outside of the hotel until about 10:30 PM. My mother went to the lobby with my young son until then as she felt uncomfortable in the room. Once I returned to the hotel and room. ( my mother doesn’t not speak English so she was waiting for me to return) I hadn’t entered the room for two minutes, and there was one running acroos the counter where the microwave was and other on the floor under the sink. I immediately went down to the front desk and made them aware and showed them a photo. They told me that they were full that they couldn’t switch our room and acted like I was exaggerating and didn’t even care. I went outside for a moment and I returned and I was making a coffee in the lobby and they were actually in their office making fun of me and laughing and joking and going on and having a great time. Meanwhile it was after 11 and my whole family was still awake because we were so uncomfortable. These were well grown adult roaches and to see several of them during a Stay indicates a significant problem. Not to mention that we arrived with several bags of luggage that we are now worried about returning home with and bringing these bugs with us so we now need to take precautions. I understand sometimes things happen. I’m writing this review because I feel like the response from the staff was very inappropriate. I actually checked on their site and they could’ve changed us rooms. However they would’ve required them to do a little work on their end. I also know that they didn’t have the same room available in my category so they would’ve had to upgrade us. So I guess that wasn’t an option. And laughing a making fun of me after I walk away is another thing. The worst part is it looked like the front desk manager is the one who was cracking the jokes to two other employees as it was just before 11 shift change. Clearly the comfort of there guests is irrelevant. When I woke up, I also had small bites on my neck and on my stomach, which very well could be some other type of bug in the room in the bed. We are going to have to have all their belongings gone through cleaned out and all of this expense on us before we return home with our things. We were offered nothing from the hotel not even an apology

The Holiday Inn Express & Suites Asheville Downtown, an IHG Hotel, aims to provide a reliable and well-equipped lodging option for those exploring the area.
Holiday Inn Express properties are generally known for their consistent standards, offering essential amenities like complimentary breakfast and comfortable rooms, making them a popular choice for both leisure and business travelers. The Asheville Downtown location positions guests within reach of many of the city's highlights, from the historic Biltmore Estate to the lively downtown streets filled with unique shops, galleries, and restaurants.
However, it's important for prospective guests, especially fellow North Carolinians planning a local trip, to be aware that recent guest experiences at this particular location have been quite mixed. One detailed review highlighted significant problems with non-functioning air conditioning, the presence of roaches, and a deeply disappointing interaction with the front desk staff, even including alleged mockery. Another review mentioned ongoing construction impacting parking, cold "heated" pools, a closed hot tub, a dirty outdoor pool, and unsatisfactory breakfast.

All rooms typically feature microwaves, mini-fridges, coffee/tea makers, and flat-screen TVs.
Complimentary Hot Breakfast: A key highlight for many Holiday Inn Express guests, designed to offer a convenient and value-added start to the day. (Note: Recent guest feedback mentioned issues with quality.)
Indoor and Outdoor Pool Access: The hotel advertises both indoor and outdoor swimming options for guest enjoyment, providing recreational opportunities regardless of the weather. (Note: Recent guest feedback reported pools being cold or dirty, and the hot tub closed.)
24-Hour Fitness and Business Centers: Catering to both wellness and productivity needs, these facilities offer flexibility for guests with varying schedules.
Clean Rooms (Varies): While one review critically cited roaches and other issues, another highlighted "very clean, nice linens, TV and shower," indicating that cleanliness can be a highlight when maintained to standard.
IHG Brand Standards: As an IHG property, guests generally expect a certain level of consistent quality and service, often including free Wi-Fi and comfortable bedding.
Free Self-Parking: A valuable amenity in a city like Asheville, though guests should be prepared for potential challenges due to construction as noted in a review.
It is crucial for potential guests to weigh these advertised features against the recent negative reviews, particularly regarding the functionality of amenities (A/C, pools, hot tub), cleanliness in some instances, and staff responsiveness to serious complaints.

For North Carolinians seeking a convenient and generally accessible base for exploring the vibrant city of Asheville and its stunning mountain surroundings, the Holiday Inn Express & Suites Asheville Downtown offers a potentially suitable option, especially for those prioritizing a familiar brand and proximity to key attractions.
Its primary advantage for locals is its location. As a relatively short drive from many parts of North Carolina, Asheville is a popular "staycation" destination. This hotel, positioned on Tunnel Road with easy interstate access, minimizes travel stress and maximizes time spent enjoying the destination. Being so close to downtown Asheville means North Carolinians can effortlessly dive into the city's unique arts scene, craft breweries, and acclaimed restaurants without long commutes. For those venturing further, popular spots like the Biltmore Estate and the Blue Ridge Parkway are just a short drive away, making it an ideal launchpad for exploring the best of Western North Carolina.
Traditionally, Holiday Inn Express properties appeal to locals for their consistent and value-driven offerings. The complimentary hot breakfast, for instance, is a significant perk that can save money and simplify mornings, whether you're traveling with family or on a business trip. Amenities like free Wi-Fi and accessible parking are also valuable conveniences that enhance the overall guest experience, often preferred by those seeking a straightforward and predictable stay.
However, it is crucial for North Carolinians considering this hotel to be aware of and factor in the recent customer feedback. While the brand promises consistency, specific reviews highlighting issues such as non-functional air conditioning, pest problems, poorly maintained amenities (cold/dirty pools, closed hot tub), and, most critically, alleged unprofessional staff responses, are significant concerns. For locals who might be making a short but important trip, these issues could severely impact their experience. Therefore, while the location and general brand offerings are appealing, it would be prudent for prospective guests to call the hotel directly prior to booking to inquire about the current status of amenities, ongoing construction, and how they address guest concerns. By doing so, North Carolinians can make an informed decision and potentially secure a comfortable and enjoyable visit to one of our state's most beloved cities.

May 31, 2025 · Miss HeatherThis Holiday Inn is really nice. The rooms are very clean, nice linens, TV and shower but the parking is horrible. There is construction, scaffolding, and trucks everywhere. The advertised heated pool is ICE cold, the hot tub is closed and the outdoor pool is filthy. The breakfast is gross.
Jun 09, 2025 · LadyBirdRooms were nice location is easy to access a lot of places. Staff was rude when I checked it was given the your interrupting my night look and didn’t care about my IHG rewards number refused to process it. Then after the first night returned toilet was clogged by nothing really. Was told they lost the plunger and we had to use the lobby one. Then they said at 11pm we could change rooms when my wife was already was going to bed. I asked if we could keep our room and just get a close room to use the restroom. They said no we would have to move rooms. I asked wouldn’t it be less of an impact if we could just use the bathroom in one and didn’t sleep in it. She said no. I asked for the manager she said she was. I asked another question and she rudely hung up saying she was going to call the manager. Once she called back she said I could come get the key to the additional room I could use for the restroom. Got a nasty sink eye as I got the key and they were very disrespectful this whole time. Better service at same price hotels in the area I am sure skip this one.
Apr 16, 2025 · ben baldwinThe hotel is under renovation. Parking was is bit tight. The room and common places were clean and presentable. The morning staff seem to be hard at work everywhere cleaning. Front desk staff friendly and professional. I was not happy with breakfast it seemed over cooked and was cold.
Jun 01, 2025 · capeman10Room was clean. They are renovating, but you might still be able to get a parking spot in the underground garage. The breakfast sausage was a little overcooked, and there were no biscuits, There is also some noise from the highway close by, but it does stop after 9.
