Clean, quiet, and comfortable. There are no views, however, and the check-in process is confusing. But the location is really good. Many hot spots are very nearby. The only real annoying thing was that there's no easy place to plug your phone charger in.

Environment and Location:
The Bellevue House boasts an excellent location in Newport, making it a highly desirable choice for visitors. Situated on Catherine Street, just behind the Inn on Bellevue and one block off the famous Bellevue Avenue, it offers a quiet retreat while being incredibly close to many of Newport's popular hotspots. This puts guests within easy walking distance of:

  • The bustling shops, renowned restaurants, and lively waterfront activities of downtown Thames Street and Bowen's Wharf.
  • The opulent Newport Mansions, allowing for convenient exploration of the city's Gilded Age history.
  • Cultural attractions such as the Newport Art Museum, Touro Synagogue, and the International Tennis Hall of Fame.
  • Queen Anne Square, offering picturesque views and a pleasant stroll.

The property itself is deeply steeped in history, having opened in 1828 as the first summer hotel in Newport. Originally a family mansion sold by tall ship owners and traders, it has served as guest accommodations for over 187 years. This historical context gives The Bellevue House a unique charm, with some original features like roof beams held together with wooden pegs and colonial-style latches on doors still present. Despite its age, essential facilities have been updated to ensure guest comfort. The surrounding area is residential and historic, providing a tranquil atmosphere away from the main thoroughfares, yet with all major attractions just a short stroll away. The quiet patio tucked away off Catherine Street offers a delightful spot for guests to relax.

Services and Amenities:
The Bellevue House focuses on providing a clean, comfortable, and welcoming experience, with key amenities that enhance a stay in Newport.

  • Comfortable and Clean Rooms: The hotel offers 12 individually decorated guestrooms, including various room types such as Queen Rooms, King Rooms, Double or Twin Rooms, and Deluxe King Suites. Guests consistently describe the rooms as immaculately clean, quiet, and comfortable. They are well-appointed with amenities such as air conditioning, private bathrooms (recently renovated), cable television, hairdryers, and iron/ironing boards. Some suites may also include kitchenettes for added convenience.
  • Complimentary Hot Breakfast: A significant highlight for many guests is the complimentary hot breakfast served each morning. Reviews praise the breakfast as "just right to get your day started" and often describe it as "homemade, healthy, and delicious," featuring a variety of options including fresh fruits, pastries, and sometimes even quiche. This service is typically provided in a breakfast room, possibly at the adjacent Inn on Bellevue, creating a pleasant start to the day.
  • Pet-Friendly Accommodations: The Bellevue House is noted for offering pet-friendly rooms, a valuable feature for travelers wishing to bring their furry companions along.
  • Free On-Site Parking: This is a highly valued amenity in Newport, where parking can be challenging and costly. The availability of free on-site parking at The Bellevue House provides great convenience for guests arriving by car.
  • Connectivity: Complimentary Wi-Fi access is available throughout the property, keeping guests connected for leisure or work. However, some sources suggest a small fee for in-room wireless internet, so it's advisable to confirm this upon booking.
  • Friendly and Accommodating Staff: Customer reviews frequently commend the staff for their friendliness, attentiveness, and helpfulness, often providing great recommendations for those unfamiliar with the area. They strive to make guests feel welcome and comfortable.
  • Outdoor Relaxation: The hotel features a quiet patio, providing a pleasant outdoor space for guests to relax and socialize.

Features:
The Bellevue House stands out for several key features that define its character and appeal:

  • Historic Charm: As one of Newport's oldest continuously operating accommodations (since 1828), it offers a genuine sense of history and character not found in modern hotels.
  • Prime Walkable Location: Its position on Catherine Street ensures guests are only a short walk from Newport's most popular attractions, including downtown, the Mansions, and the Cliff Walk.
  • Comfort-Oriented Accommodation: The focus is on providing clean, quiet, and comfortable rooms, emphasizing a restful stay rather than elaborate luxury.
  • Included Breakfast and Parking: The complimentary full American breakfast and free on-site parking add significant value to a stay, making it a budget-friendly option given its prime location.
  • Pet-Friendly Policy: Its acceptance of pets is a distinct advantage for a segment of travelers.
  • Traditional Check-in Process: Some reviews mention a potentially confusing check-in process, as there might not be a traditional front desk at the specific Bellevue House building. Guests might need to check in at the main Inn on Bellevue building at 30 Bellevue Avenue, which is a short walk away. This is a characteristic of smaller, historically integrated properties.
  • Limited Power Outlets: A minor point noted by a reviewer was the lack of easy access to phone charger outlets, which could be a small inconvenience in older buildings.

Promotional Information and Considerations:
The Bellevue House is promoted as an ideal choice for travelers seeking a charming, comfortable, and conveniently located base to explore Newport without the premium price tag of more luxurious options. Its historical ambiance, combined with essential modern comforts like air conditioning and Wi-Fi, makes it appealing to those who appreciate character over contemporary sleekness.

The "Inns on Bellevue" collective, which The Bellevue House is a part of, often highlights the charm and character of their properties, along with their excellent central locations. Promotional efforts would likely emphasize the value proposition: a comfortable stay in a prime area with complimentary breakfast and parking included. Regular guests of the "Inns on Bellevue" often cite the friendly staff and convenient location as reasons for their repeated stays.

For those prioritizing location, cleanliness, and a welcoming atmosphere over modern amenities like elevators (which The Bellevue House does not have, meaning stairs are necessary for upper floors), this hotel presents a strong option. It is particularly well-suited for visitors who plan to spend their days exploring Newport's historical sites, dining at local restaurants, and enjoying the vibrant atmosphere, returning to a quiet and comfortable retreat at the end of the day. The positive reviews consistently highlight the hotel's cleanliness, quiet nature, great location, and friendly staff, making it a highly recommended choice for a memorable Newport getaway.

My husband and I have been staying at Inns on Bellevue for years. We love the charm and character of the properties. The location is great, and the staff is friendly and accommodating. The hot breakfast is just right to get your day started.

I’d highly recommend staying here or any of the ‘Inn on Bellevue’ houses next time you find yourself in Newport. It’s located in the perfect spot, walking distance to many amazing restaurants and shops. There’s convenient parking in the back, and check in/check out is smooth sailing. The rooms are kept clean and there was no lack of fresh towels/toilet paper/ and complimentary water bottles. To top it all off, the breakfast never disappoints! There‘s rotating options everyday, and you really get a little bit of everything on your plate. (The French toast was my fav) The seating area outside is the perfect spot to soak up some morning sun. Also, the coffee was made perfectly, and that’s a super important part of my day. ☕️

My family of four (two adults, two teens) stayed at The Bellevue House while vacationing in Newport. The rooms are no frills, but they are impeccably clean and comfortable. It's not fancy, but it feels very quaint and lovely as a Victorian-era home. The staff are accommodating and kind, and they were eager to assist and make their guests feel at home. The space was small but more than sufficient as a place to sleep. The best thing about the facility is that the location is walkable to almost anywhere on the island. We walked to Thames Street several times, walked to Cliff Walk, Tennis Hall of Fame, etc. Considering that parking and navigating the area in a car can be tricky, we were grateful that the Bellevue offered off-street, free parking and we did not need to use our car once during the entire time we were there. The breakfasts were lovely, too. There were a few hot options (pancakes or French toast, sausage, spinach quiche, etc.) and yogurt, fruit, croissants, breads, muffins, etc.). The breakfast dining area was delightful, with both indoor and outdoor patio spaces. We were on the third floor of the walk-up house; so there were two long flights of stairs up to our room. If you have impaired mobility or would have trouble with a lot of stairs, it would be worth asking for a downstairs room. Overall, it was lovely and I would not hesitate to stay there again.
