My husband and I had lunch at the Marne Room of the Colony Hotel on May 18, 2025. Because of the cool, rainy weather we chose to eat inside. There was only one other table of patrons at the time. We were seated by the manager. When our waitress arrived she was unfamiliar with the menu. We had to repeat each order two or three times and point to the menu so that she understood. We ordered bowls of soup, but she brought cups. Before we could say anything she had moved out of earshot. After she delivered our pita chips we didn’t see her again until she brought a bill. The chowder was thick and creamy, but was mostly potato, with few small pieces of clam, very disappointing. We also ordered pita chips. They were tasty, but there were very few considering the price. We both ordered signature drinks, which were fine. When the manager stopped by our table to ask about our meals and service, I told him that things were ok, but not great. He didn’t inquire any further. All in all, service was mediocre at best, prices were high, and food quality and portions below average. Not at all what we expected from a quality hotel.

The Colony Hotel is a landmark establishment, with a rich history dating back to its original opening in 1914 as the "Breakwater Court." It has been a cherished fixture in Kennebunkport for generations, having been owned and operated by the Boughton Family since 1947. The hotel's environment is truly magnificent, set on 12 scenic acres overlooking both the Atlantic Ocean and the mouth of the Kennebunk River. This provides "stunning views" and a serene backdrop for a coastal vacation. The classic New England shingle-style architecture and nautical decor contribute to its timeless appeal, creating an ambiance of elegance and historic charm. The property boasts beautifully maintained organic gardens and expansive lawns, providing ample space for guests to relax and enjoy the fresh ocean air. Its private beach, located just across the street, offers direct access to the sand and waves, a significant advantage for a beach-centric vacation. The atmosphere is generally considered "picturesque," with a relaxed yet refined feel, often attracting families and guests who appreciate its traditional resort vibe.

In terms of services, The Colony Hotel aims to provide a comprehensive and comfortable stay, though experiences can vary as per guest feedback. The hotel offers daily housekeeping, and complimentary Wi-Fi is available across the entire property. Parking is complimentary for one vehicle per reservation, with potential fees for additional vehicles during peak season. A notable service is its pet-friendly policy, welcoming two pets of any size in designated rooms for an additional fee of $45 per pet, per night. The hotel goes above and beyond for furry guests, providing pet blankets, water stations, biodegradable bag dispensers, and acres of walking/playing areas. Dogs are also welcome on the hotel's private beach, and the staff can even assist in finding a pet sitter if needed. This makes it a prime choice for pet owners. Dining services include a variety of options: the Grand Dining Room and The Porch for breakfast, the Marine Room for lunch and dinner, and Coveside Market for grab-and-go selections with specialty coffee. While some online sources mention a complimentary full breakfast buffet, it's also noted that breakfast is open to the public at a charge, implying guests may have complementary options or a la carte choices. The hotel also offers room block services exclusively for events hosted on the property. Luggage storage and a business center are available for guest convenience, and the front desk is generally open from 8:00 AM to 5:00 PM for check-in (check-out 11:00 AM), with later arrivals needing prior arrangement.

The features of The Colony Hotel are extensive, designed to cater to both relaxation and recreation. The hotel comprises 110 rooms arranged over 4 floors across 5 buildings, offering various accommodation types, including elegant guest rooms and suites. Many rooms feature ocean, river, or garden views, with some offering private balconies or terraces. Room amenities typically include premium bedding (often Egyptian cotton sheets), in-room safes, telephones, and desks. While rooms in the historic main building feature openable windows, ceiling fans, and ocean breezes for natural cooling, some Coveside rooms and cottages offer air conditioning and flat-screen TVs. The hotel offers a range of recreational facilities, including a heated seasonal outdoor saltwater pool with pool umbrellas and loungers, perfect for summer relaxation. There are also floodlit tennis courts, an 18-hole putting green, and areas for lawn games like croquet and shuffleboard. Bicycle rentals are available for exploring the scenic area. For dining, beyond the main restaurants, there's a poolside bar and a snack bar/deli, providing convenient options for refreshments and light meals. The hotel also features a library, a gift shop, and a computer station. The property is a popular venue for weddings and private events, offering over 6,000 square feet of sophisticated event venues, including ballrooms and communal living rooms with lobby fireplaces, making it an attractive choice for special occasions. The hotel also showcases its commitment to sustainability through various green initiatives, such as waste reduction, recycling, energy conservation, and using non-toxic cleaning materials.

Promotional information for The Colony Hotel often highlights its status as a "historic landmark" and a "luxury oceanfront resort." Its long-standing family ownership since 1947 is a strong selling point, emphasizing tradition and consistent quality. The stunning ocean and river views, combined with the classic New England charm, are central to its appeal. The hotel promotes itself as ideal for "a refreshing summer swim" at its heated oceanfront pool and as a "stunning setting for weddings and private events." The pet-friendly policy, with its comprehensive amenities for dogs, is also a significant promotional advantage for this segment of travelers. The array of dining options, from fine coastal cuisine at the Marine Room to casual poolside fare, showcases its versatility. The hotel's inclusion in Historic Hotels of America since 1999 further burnishes its reputation, signifying its maintained authenticity and architectural integrity. Seasonal events and weekend entertainment are also featured, encouraging guests to experience the vibrant atmosphere. The close proximity to Kennebunkport's popular attractions like Dock Square, Colony Beach, and Walker's Point, either by a short drive or a scenic walk, is a key promotional element for those searching for "Hotels Near Of Me." The hotel's website often emphasizes its position as "one of Maine's most pet friendly resorts" and its commitment to providing "everything you will need to keep your four legged traveling companion comfortable."

However, an objective introduction must also address any criticisms. The provided reviews highlight significant concerns regarding service and dining quality. One guest had a very disappointing lunch experience in the Marine Room, citing an "unfamiliar" waitress, repeated order issues, and "mediocre at best" service. The food quality was described as "below average" for the price, with clam chowder being "mostly potato, with few small pieces of clam." This suggests inconsistencies in dining service and food preparation that do not align with expectations for a "quality hotel." Another review raises concerns about the hotel's pet policy implementation, noting "dogs that were leashed but the leashes were just left on the ground and the dogs were left by the pool unattended." While the hotel's pet-friendliness is broadly a positive, this specific instance suggests a need for better enforcement of rules to ensure comfort and safety for all guests, particularly those with small children or who may not be comfortable around unattended animals. This reviewer explicitly stated, "We did not feel comfortable... It felt more like a poorly run kennel. We will not be returning," which is a serious detraction from the overall guest experience. While the staff were generally described as "nice and considerate," these specific incidents point to areas where operational oversight might be lacking. Despite these challenges, the hotel's undeniable charm, historic significance, prime oceanfront location, and broad range of facilities, particularly its genuinely pet-friendly stance (when managed well), continue to draw guests. For those considering The Colony Hotel when searching for "Hotels Near Of Me," it's important to weigh these varied experiences, perhaps contacting the hotel directly to address specific concerns regarding dining service and pet policy enforcement during their planned stay, to ensure expectations align with the experience.

We love our dog, but did not bring him here. We also have two small children. We did not feel comfortable with certain dogs that were leashed but the leashes were just left on the ground and the dogs were left by the pool unattended. It's a nice building and the food was good when we ate here but we didn't spend much time actually at the hotel because it felt more like a poorly run kennel. The staff were nice and considerate. I'm sad to say that we will not be returning.

I WISH I COULD SAY I LOVE THIS HOTEL BUT I CAN'T GO. My wife got COVID and we had to cancel our stay. But The Colony said because we had booked through Hotels.com, they had to keep our $200+ deposit. Hotels.com says they do not have a cancelation or change fee and that it is entirely at the discretion of the hotel. The person at Hotels.com is calling The Colony to get them to drop the fee. IF THEY DO NOT, I WILL NEVER GO TO OR RECOMMEND THIS HOTEL. A shame.

My husband and I took a trip to Maine and chose the colony hotel because it was pet friendly. We stayed in the pet friendly rooms that were recently renovated. The rooms itself were very nice and comfortable to stay in, however, the service was awful. The WiFi did not work and kept cutting in and out. If you’re looking to work on your vacation choose a different hotel. The staff did not care. Additionally, the parking lot was not salted adequately and both my husband and I slipped and fell while walking to the car. Management could care less about the comfort of their guests stay. The rooms are beautiful but everything else was not great.

Service was horrible. The rooms look cool, at least the one that we had did. Be advised, there is no AC which may be a problem depending on what time of year you're there. The toilet paper was so cheap and scratchy we bought some in town, which shouldn't be the case for $500 per night room. The club down in the bar room was the main problem. They rented the hotel out for a wedding and despite quiet hours starting at 10pm. They were blasting music until almost midnight. The problem was that we were not in town for the on property wedding. We were there for a different wedding off property. Apparently, they messed up, and usually put someone from the wedding in the rooms above the bar room. That didn't happen on this particular weekend. We were told the manager was going to reach out to remedy the situation. Well, she never did and I've finally gotten around to writing a review. The hotel is old world and cool. Bring your own TP and make sure you're not in one of the 6 rooms above the bar room area (south side of the building). If they knew anything about customer service the manager should have reached out to apologize and comp one of our nights. Out side of that, the location is great, right on the water, near great restaurants, the Bush compound, etc.
