Definitely overpriced for what you get. The location is great but the rest of the hotel leaves much to be desired. The bathroom had mold in the top corners and wasn’t super clean. It’s on the water so be prepared to hear nothing but wind all night. The walls seems super thin because we heard everything including the drunk patrons at 1am who cursed me out when I said you guys are super loud. I had to unplug the fridge because of the crazy sounds it made all night. The bed itself wasn’t so bad but I found it extremely hard to stay asleep due to all the weird sounds. Granted it’s not considered in season yet I can only imagine how much worse it could get. The guy at the desk was nice upon check in recommending great spots although many other people seemed to have issues with the desk upon check in and check out. If the price online matched what you actually pay I wouldn’t bother leaving a review but after all the random fees I do not feel the cost matches the price.

The Newport Harbor Hotel and Marina Introduce

For individuals searching within the "Hotels Near Of Me" category, particularly those desiring a prime waterfront location in the iconic city of Newport, Rhode Island, The Newport Harbor Hotel and Marina presents itself as a compelling option. Situated at 49 America's Cup Ave, Newport, RI 02840, USA, this hotel boasts an enviable position right on Newport Harbor, placing guests steps away from the bustling downtown, historic cobblestone streets, and the vibrant yachting scene.

Environment and Ambiance

The most striking aspect of The Newport Harbor Hotel and Marina is its unparalleled waterfront setting. The hotel offers picturesque views of the harbor, marina, and the surrounding historic downtown, especially from rooms with a harbor view or the outdoor sundeck. The property features its own 60-slip marina, making it a preferred spot for boating enthusiasts and adding to the overall nautical ambiance. Guests can enjoy a sprawling 3,000 square foot lawn overlooking the marina, complete with a fire pit, hammocks, and areas for lawn games, providing a relaxing outdoor space.

Indoors, the hotel features an indoor heated saltwater pool, offering year-round recreation, and a fitness center. There's also an on-site restaurant, SALTwater, which specializes in seafood and offers dining with harbor views. A coffee shop/cafe and a bar/lounge are also available. While the location and the potential for beautiful views are major draws, some past guest reviews have mentioned areas for improvement, such as concerns about general cleanliness in some common areas (e.g., garbage in stairwells) and specific room details (e.g., mold in bathroom corners or chipped paint). It's also noted that being on the water means guests "be prepared to hear nothing but wind all night," and some reviews suggest thin walls can lead to noise from other patrons. However, recent information indicates the hotel is actively working on renovations and improvements to address such concerns and maintain a pleasant environment for guests.

Services and Amenities

The Newport Harbor Hotel and Marina aims to provide a comprehensive range of services to enhance guest stays. The front desk operates 24 hours a day, with staff generally described as helpful and capable of recommending local attractions. However, some guests have reported mixed experiences with check-in and check-out efficiency, indicating variability in service at times.

Key amenities include an indoor heated saltwater pool, open daily from 9 AM to 9 PM, providing a relaxing option regardless of the weather. A fitness center is also available 24 hours a day. The hotel offers a restaurant, SALTwater, for dining, and a coffee shop/cafe. While breakfast is available, it is a "to-go breakfast" and comes with a surcharge (approximately USD 8-20 per person).

Complimentary high-speed WiFi (250+ Mbps) is provided in all rooms and public areas. Self-parking is available on-site, but it's important to note that a fee of USD 35 per day applies, which includes in/out privileges. This parking fee, along with a daily resort fee of USD 35.00 per accommodation per night, has been a point of contention for some guests who feel the additional costs are not always transparent or commensurate with the value received. The resort fee reportedly includes various amenities like bicycle rentals, business center access, in-room bottled water and coffee, and laundry facilities.

Other services include express check-out, luggage storage, concierge services, dry cleaning/laundry service, and multilingual staff. For events, the hotel offers wedding services and boasts extensive meeting and event space, including a banquet hall and outdoor areas. Free bicycle rentals are available seasonally on a first-come, first-served basis, as are complimentary inflatable paddleboards and kayaks at the marina, adding to recreational opportunities.

Features of the Rooms

The Newport Harbor Hotel and Marina features 133 guest rooms. Rooms are designed with a nautical inspiration and offer either city views (overlooking historic downtown) or harbor views. While some older reviews mentioned dated furnishings or cleanliness issues in bathrooms, more recent information emphasizes that rooms are "beautifully appointed," with "modern amenities, elegant furnishings, and soothing color palettes." Many rooms feature pillowtop mattresses and hypo-allergenic bedding for comfort. Guests have generally found the beds to be comfortable.

Standard in-room amenities include air conditioning (climate-controlled), a 32-inch HDTV with premium channels, a mini-fridge, and a coffee/tea maker. Private bathrooms come with a shower/tub combination, hairdryer, and complimentary toiletries. Rooms also offer a desk, laptop-friendly workspace, an iron and ironing board, and blackout drapes/curtains. Free bottled water is provided in the room as part of the resort fee. Free cribs/infant beds are available upon request, and connecting rooms can be arranged, catering to families. Noise can be a factor due to thin walls and being on the water, as noted in some guest experiences.

Promotional Information and Recommendations

The Newport Harbor Hotel and Marina's primary promotional strength is its unparalleled location. It is "located in the heart of downtown Newport," putting guests just steps away from major attractions such as Thames Street, Bowen's Wharf, Bannister's Wharf, and the vibrant waterfront scene. The Cliff Walk and Newport Mansions are also within a short drive or walk, making it an ideal base for exploring the city's rich history and natural beauty. The availability of dining on-site at SALTwater and numerous other restaurants within walking distance adds to the convenience.

The hotel is well-suited for those who prioritize immediate access to Newport's downtown life and waterfront activities. Its indoor pool provides a year-round amenity, and the marina access is a unique selling point for those interested in boating or water sports. While the additional fees for parking and resort amenities are a point of consideration, for guests seeking a prime location and a range of facilities directly in the heart of Newport's harbor district, The Newport Harbor Hotel and Marina remains a prominent option within the "Hotels Near Of Me" category. It offers a combination of location, amenities, and a commitment to providing a pleasant stay, despite some past challenges.

Should’ve Trusted Our Gut the First Time We stayed at Newport Harbor Hotel & Marina once before, just after COVID. Back then, it was outdated, the staff was “meh,” and we chalked it up to the post-pandemic slump. We didn’t leave a review because we figured we’d give them grace. Big mistake. Fast forward to our 4-year anniversary trip, and we remembered exactly why we never came back. We checked in on Thursday. There was a mountain of garbage in the first stairwell — bags on bags, stinking up the place. Guess what? It was still there on Saturday. I’ve got pictures to prove it. Now let’s talk about the hidden fees — and there are plenty. You’ll pay $35/day to park in their own lot. Want to use the pool or reheat food in the one community microwave they leave in the lobby? That’s another $35/day. They’ll toss a fridge in your room, but apparently, warming up leftovers is a luxury. Oh, and just to cap things off, we found a tick crawling around our bathroom. Again — got the photo. Between the base rate and all the hidden charges, we spent $850 for three nights. For that price, we expected at least basic cleanliness and transparency. What we got was an overpriced motel with a harbor view. Save your money and go literally anywhere else.

My husband and I came for a long weekend celebrating our 10 year wedding anniversary. The location was PRIME as we could walk to EVERYTHING which was perfect for us. The ONLY reason for down stars is because the restaurant unfortunately had a water main break before we got here and therefore we didn't get to utilize it. AND we were supposed to have the "historic downtown view" but were on the 2nd floor with a giant tree blocking the "view." Otherwise everything was very nice.

I stayed one night last week (May 1st-2nd) in this hotel. As we first entered our room, I found the bathroom sink had no running water and asked for another room. The receptionist said he could call house-keeping to get it fixed, but we changed room instead. Only to find out in the second room, first- that the door latch was locked from inside, so my dad had to enter from the garden door, and second- the toilet was dirty and there was trash (a used toothpaste tube on the floor). So the receptionist sent house-keeping twice, first to open the door and then to clean the toilet. Next day after we checked-out and left I realized I forgot my hearing aid on the night-stand and called the receptionist to please have it retrieved. On a first call the woman in turn said she couldn't have anyone looking for it as "the procedure" was to fill a form on the hotel website. Even when I explained I was in the highway with no internet, she woulnd't care about my urgency. She was sorry, but that was the procedure... I called again later in the evening, and after a lengthy similar argument with the man who then took the call, he accepted having me trasferred to house-keeping. A woman called Nicole told me she would look for the hearing aid and then call me. Which of course never happened. Six days later, when the person in charge (Kim) saw my Trip-Advisor review, then she finally gave me a call. Again, only to explain me again and again their internet "policy" for lost and found. When I proved her how useless this was for my case, she lectured me, explaining me they would not have people sent "every second" for their forgotten belongings, since they have more than 100 rooms. This is how ridiculous her responses were, only to cover their own mediocrity. So when I asked her if she called me to explain why they couldn't do things right, Kim answered "no, I am calling to let you know we don't have your hearing aid and we did not get any inquiry from you online". No Kim: The only reason you called is clearly because the hotel got a terrible review. Had someone gone to the room when I first called, I am sure they would have found my hearing aid, which is very costly, (thousands of dollars). But they couldn't care less. Maybe the next guest or the cleaning lady put it in the garbage by mistake. Nobody cared, again and again. How difficult it is for these people to use their brain, make a minimum effort, pick-up the phone and call house-keeping, instead of sticking to the stupid, useless policies... So, the receptionist could send house-keeping 2 or 3 times while we were there, but after we are gone they won't care anymore???? I was in a bigger hotel in Spain a few years ago where I forgot a jacket. As I called, they not only retrieved my jacket right away. They offered to have it sent to my next destination in my trip. Why was this so hard at the Newport Harbor Hotel???? Will people keep on blaming covid for the rest of their existance, instead of acknowledging the possibility of actually reacting and start owning-up to their own helplessness? Only then they will get things fixed. Covid happened 5 years ago. In the meantime, The Newport Harbor Hotel and Marina should reimburse me my hearing aid. (Of course they won't!!!)

I was not a guest at the hotel but just wanted to make future customers aware of an issue that we experienced with the hotel. We held our daughter’s wedding this past weekend in Newport and some of our guests were staying at the Newport Harbor Hotel & Marina. We had provided welcome bags for our guests that hotel staff were supposed to hand out at check in. Several of our guests did not receive their bags at all and 2 received them at checkout. WE WERE VERY DISAPPOINTED considering this is a simple task and that the hotel CHARGES A FEE PER BAG. There is much effort and expense put into making these bags and we had hoped our guests could enjoy them while visiting for the wedding.
