Nice and simple hotel! We spent three nights there and really appreciated it! The hotel is not in the city centre but facing the beach and you can park for free which is a plus. No need to search for a parking lot or to pay an additional fee for parking. Staff is really friendly and helpful and the three receptionists we met were all really good. Rooms are not very spacious but they are convenient and very clean which is also really appreciated. Housekeeping is doing a great job! You can enjoy the sun just along your room as there are sun beds outside each room. Last but not least the breakfast is included and served from 8am to 10am. It is a simple continental breakfast with good quality products. I definitely recommend this place for its good value for money.

The bay itself is famous for its low tide, when "the water recedes as far as the eye can see," creating a unique natural spectacle. While the hotel is "not in the city centre," its slightly removed location contributes to a "quiet, friendly" ambiance, making it ideal for those seeking a peaceful retreat away from the immediate hustle and bustle of Commercial Street, yet still very accessible. The overall impression is one of genuine hospitality and a commitment to guest satisfaction.
The features of the Breakwater Hotel blend comfort with practicality. Rooms, while perhaps "not very spacious," are described as "convenient and very clean." Apr 27, 2025 · alain ferracaniPhenomenal getaway to a historically protected, immaculate, quiet, friendly motel that has been beautifully updated. I have terrible allergies and every room has a new minisplit, cooling perfectly. No mold or mustiness, as described in many of the older venues in the area. The room is comfortable, with top-of-the-line beds, bedding, and more. Because the site is protected, the bathroom size is small. Think of a cruise ship- small sink, but everything you need, beautifully appointed. The staff was wonderfully accommodating, storing my special milk for breakfast in their fridge, loaning extra towels, and more. Each room has a nice outdoor sitting area to watch the tide come in and out. Across the street, more chairs on a deck face the water. The bay is famous for low tide when the water recedes as far as the eye can see. The motel is situated just 5 minutes from Provincetown, where we enjoyed great dinners and strolls every evening. We drove 10-20 minutes to sample different public beaches. Glorious! We plan to visit again before or after the busy season.
Apr 26, 2025 · Laura MGreat hotel with awesome view of the cove. Reasonable prices and friendly staff. We stayed in the captain’s quarters, which i highly recommend. Thank you Breakwater for a fabulous experience on vacation.
May 09, 2025 · Cathy KauffmanThe staff at the front desk were very nice and friendly, which I appreciated. However, I was deeply disappointed and even concerned about the strong chemical smell in my room. It seemed like someone had spilled an entire bottle of cleaning product—possibly Clorox. I hoped I would get used to it, but by midnight, the odor was so overwhelming that I had to open both windows to let fresh air in. Unfortunately, it was still close to freezing outside, and with the heating on, having the windows open was far from comfortable. I considered changing rooms, but it was off-season and past midnight, so no one was available at the front desk. To make matters worse, in the morning, when I took a shower, the curtain appeared to be brand new and had a very strong plastic smell. With the steam in the small shower space, the odor became intense and almost toxic. While the room itself was fine, the combination of the chemical floor smell and the plastic shower curtain made me feel sick. Next time, I would prefer to stay elsewhere to avoid dealing with such overpowering odors and concerns about breathing in potentially harmful air.
