The Sailmakers house has got to be one of the nicest, most comfortable, cleanest and cozy Inns that we've ever stayed at! The staff was so nice they were very informative about the history of the house, what to do in the area and answer any questions we had. The inn was perfectly located, within walking distance to most everything there is to see and do in downtown Portsmouth. Our two room king suite was just perfect in every way. Over sized shower, separate living room. The king bed was very comfortable and the linens super soft. And to top it off we had a large deck abutting Strawberry banke! We will definitely stay again.

Environment and Location:
The Sailmaker's House enjoys an "impeccable location" in the heart of historic downtown Portsmouth. This means guests are immediately immersed in the charming environment of one of New England's oldest and most picturesque cities. The inn is situated in the oldest neighborhood in New Hampshire settled by Europeans, dating back to 1630, surrounded by narrow streets and beautifully preserved old houses. Its supreme walkability is a major highlight, with guests frequently noting that it is "within walking distance to most everything there is to see and do in downtown Portsmouth." Directly abutting the renowned Strawbery Banke Museum, an outdoor historic museum portraying 300+ years of life in the waterfront neighborhood, guests have unparalleled access to history. Other key attractions like Market Square (just a 1-minute walk), Prescott Park (4-minute walk) with its beautiful waterfront views and gardens, and The Music Hall (5-minute walk) are all easily accessible on foot. This central position allows guests to explore Portsmouth's vibrant culinary scene, diverse shops, ice cream parlors, and entertainment venues like Jimmy's Jazz & Blues Club without needing a car. The area is rich in historical sites, boutique shopping, and vibrant cultural experiences, all contributing to a truly immersive and convenient stay. While situated downtown, the specific location on Court Street, near the historic area, can offer a relatively quieter experience compared to being directly on a main commercial thoroughfare.
Services and Amenities:
The Sailmaker's House focuses on providing a comfortable, personalized, and seamless guest experience. While it operates as an "independent inn" with a self-check-in process (guests receive keyless access codes), the staff remains highly accessible and dedicated to guest satisfaction. Customer reviews consistently praise the "lovely" and "very welcoming" staff for being "very informative about the history of the house, what to do in the area and answer any questions we had." This attentive, yet non-intrusive, service is a hallmark of the inn. Guests have access to a common area lounge with games, and a 24/7 coffee bar offering "coffee, local tea, and a selection of snacks" in the lobby, which is a convenient touch for a light breakfast or a quick pick-up. While there is no full-service restaurant on-site, the inn's location means guests are in "proximity to the best breakfasts this breakfast-friendly town has to offer." Complimentary wireless internet is provided throughout the inn. Limited on-site parking is available on a first-come, first-served basis, a significant convenience in downtown Portsmouth where parking can be at a premium. Off-site parking and street parking are also options. Daily housekeeping is provided, ensuring rooms remain "exceptionally clean." Concierge services are available to assist with local recommendations and arrangements.
Features and Room Comfort:
The Sailmaker's House, originally constructed in 1801 and later purchased by sailmaker John Holbrook in 1822, underwent a complete renovation in 2017. This transformation successfully blended its historic charm with modern amenities and technology. The inn features 10 unique rooms, each "beautifully decorated" with a blend of traditional and modern aesthetics, capturing Portsmouth's historic and maritime influences. Guests rave about the comfort and cleanliness of the accommodations, describing them as "nicest, most comfortable, cleanest and cozy Inns" they've ever stayed at. Room types vary, including Queen Rooms and King Rooms, with a "King Suite" offering a separate living room and a large private deck, some "abutting Strawberry Banke," providing a unique vantage point. All rooms feature newly renovated en-suite bathrooms, often with "oversized showers," and are stocked with high-quality Malin+Goetz toiletries, contributing to a refreshed and calm feeling. Comfort is paramount, with "very comfortable" king beds, "super soft" Matouk linens, plush down comforters and pillows, and pillowtop mattresses. In-room amenities include flat-screen HDTVs with cable channels and Netflix, Bluetooth radios, individual climate control (air conditioning and heating), and essential conveniences like hair dryers, irons, and ironing boards. The historic nature of the building means some architectural quirks like "narrow stairways" and "slanted pine floors," which add to its unique character rather than detracting from comfort. The overall design emphasizes bright whites with understated color, creating a classic and inviting atmosphere.

Mar 23, 2025 · Robin MWonderful little Airbnb in downtown Portsmouth. We were in walking distance to restaurants, coffee, shops, ice cream, and an outdoor historic museum. We also walked to Jimmy’s jazz and all kinds of shops. The hostesses were lovely and gave us tips to restaurants around the city.
May 12, 2025 · Sue BentlageMy husband and I stayed in room 7 - at the top of the steep and leaning stairs (you don't need to drink to feel tipsy). The room was stylish and the bed and pillows were the most comfortable either of us had ever slept on. Any chance you can tell us the brands and models? SO Comfy. I haven't slept that well in a long time.
Apr 22, 2025 · Margaret StruharMy husband and I had a wonderful weekend at the Sailmaker’s House. It was walking distance to all of the restaurants and shops. The weather wasn’t the best. Rained all weekend but we made the best of it. Our room was so clean and welcoming and very quiet. We will definitely be back!
Apr 27, 2025 · Lisa LamattinaWe had room 8. It was beautiful, clean and very comfortable. It was located so near Strawberry Bank, that it was just a very short and beautiful walk. We enjoyed the game and library area, along with snacks and beverages. It was very quiet. I loved the history of the house, and it's location. I will definitely stay here again. There attention to our comfort and needs was extremely prompt, and refreshing.
