Moldy, outdated, and dirty, Briarwood has definitely gone downhill over the 45 years my family has owned the timeshare property there. I had to remove cobwebs from the ceiling and literally could not stay during my week’s vacation due to a severe mold allergy. The window air conditioners are loud and not working well at all. It should be noted that there is no WiFi available at Briarwood!! There is a fee of $50.00 due at check-in for some type of service that was not expected or explained. You cannot receive your keys until that is paid. Check-in is at 4:00 p.m. and check-out is at the very early time of 9:00 a.m. which basically means you lose an entire day of your vacation. When I went back to the “resort”to return my keys at 9:00 a.m., the condo had already been entered and the bed, that I never slept in, had been stripped of linens. It was obviously done before 9:00 a.m. When I asked why that was the case, the answer was rudely told to me that check-out is at 9:00. I observed other people turning their keys in well after 9:00 a.m. The walls are thin and you can hear the guests in the attached unit through them. It’s especially loud when someone is walking upstairs. The “resort” is a dual ownership one so there are many people sharing the few amenities that are offered. The pool water looks very dirty (I did not go in). There are not enough lounge chairs for everyone to use. I sat by the pool only one day and it was loud with lots of splashing by unruly teenagers. The one positive comment about Briarwood is its location as it’s close to downtown Falmouth.
For individuals and families exploring "Hotels Near Of Me" in the charming locale of Falmouth, Massachusetts, Briarwood presents itself as a distinct resort hotel option, primarily operating as a timeshare property. Situated at 30 Pine Valley Dr, Falmouth, MA 02540, USA, and reachable via phone at (508) 540-4366 or +1 508-540-4366, Briarwood aims to offer a comfortable and activity-rich stay, though with a particular rustic charm that sets it apart from more contemporary or luxurious resorts.
Briarwood is nestled in a wooded neighborhood, featuring "lantern-lit walkways and neatly kept grounds," which contributes to a cozy and rustic atmosphere. The property consists of two and three-bedroom townhouses, designed to provide a "home away from home" feel. While the overall setting offers natural beauty, with convenient access to Falmouth's various attractions and beaches, it's important to note that the aesthetic leans towards "dated" and "rustic," as mentioned in some reviews. Appliances, air conditioning units, furniture, and cabinets are described as being older, indicating a focus on functionality and a lived-in feel rather than modern luxury. The property is a "dual ownership" timeshare, meaning many people share the amenities, which can sometimes lead to crowded facilities.
The location is a key positive aspect, as it's "close to downtown Falmouth" and within reach of the area's ten public beaches, including Old Silver Beach, and attractions like the Shining Sea Bikeway. This proximity allows guests to easily access the best of Cape Cod's natural beauty and cultural offerings. However, the property itself is not exclusive, with "anyone" able to drive in and out, potentially impacting privacy for timeshare owners. There have been reports of "shady vehicles in and out," which could be a concern for some guests regarding security and privacy.
Briarwood, as a resort hotel, offers a range of on-site amenities aimed at family enjoyment and outdoor activities. These include an outdoor heated pool and sundeck, a children's playground, two illuminated tennis courts, volleyball, shuffleboard, basketball hoops (noted as new), and horseshoes. There is also a private clubhouse that features a sauna, showers, restrooms, a fully equipped kitchen for large family events, cable TV & DVD, an activity center with board games, puzzles, books, arts & crafts, a free book & movie lending library, and a playroom. These facilities aim to provide entertainment and recreation for all ages, though some reviews indicate that parents may find "no relaxation" as activities "all require adult supervision." The pool area, specifically, has been described as "loud with lots of splashing by unruly teenagers," and the pool water as "very dirty" by one reviewer, suggesting that maintenance and crowd management can be inconsistent.
Each townhouse unit is designed to be self-sufficient, featuring fully equipped kitchens with appliances, cookware, cutlery, and dinnerware. Units include a living room/dining room combination, a private patio with an umbrella, picnic table, and charcoal grill. In-room amenities typically comprise air conditioning (window units, which some reviews note as loud and inefficient), cable television (though one review found no HD channels), DVD players, iron & ironing board, and a hair dryer. Weekly linen and towel service is provided. Maid service is available upon request, but there is a mandatory $150/week cleaning fee for RCI Points reservations, and a $50/week energy surcharge for all owners and exchange guests, due at check-in. These fees are important to note as they are not always expected and can add to the overall cost.
Notably, there is no Wi-Fi available in the individual units, which is a significant point for modern travelers; Wi-Fi is only available in the clubhouse and pool area. This limitation might be a deterrent for guests who rely on in-room internet access for work, communication, or entertainment. Other services include fax, telephone, photocopy, newspaper, local restaurant information, lending library, vending machines, free sports equipment rental, port-a-cribs, highchairs, and cots upon request. Coin-operated laundry facilities are also available on-site.
The primary feature of Briarwood is its design as a family-friendly timeshare resort offering spacious townhouses. The units are described as "large comfortable townhomes" at over 1600 square feet for two-bedroom units, providing ample space for up to six guests, and three-bedroom units for up to eight guests. This makes it suitable for larger families or groups. The focus on self-catering and a more independent vacation style, typical of timeshare properties, allows for a different kind of travel experience compared to full-service hotels.
However, several features noted in customer reviews warrant consideration. The property is described as "outdated," with "moldy" conditions and "dirty" elements reported by some. The loud window air conditioners and thin walls, allowing noise from adjacent units, could impact guest comfort. The check-in process has also been a point of contention, with a strict 4:00 PM check-in and an "early time" of 9:00 AM check-out. The requirement to pay an unexpected "service fee" ($50) at check-in before keys are issued, and instances of units being entered before the 9:00 AM check-out time, have led to negative experiences for some guests, suggesting issues with customer service and policy transparency.
The status as a "dual ownership" property means shared amenities can become crowded, and the lack of exclusivity may concern some. The presence of a lending library and free DVD movie rentals speaks to an older entertainment model, consistent with the "dated" description. The property is not pet-friendly.
As a timeshare resort, Briarwood's promotional efforts are often geared towards attracting exchange guests through networks like RCI and Interval International, or direct rentals of owner-unused weeks. Their official website highlights the "relaxed atmosphere, spacious townhouses, and central location" as ideal for a "golf getaway" or a family vacation. The resort emphasizes its proximity to Cape Cod's natural attractions, including beaches, the Shining Sea Bikeway, and various cultural sites like museums and theaters in Falmouth.
While specific public promotions like discounted rates are not prominently advertised in the provided information, the resort's value proposition centers on the space and amenities offered in its townhome-style units for families. Potential guests, especially those considering a stay via timeshare exchange programs, should thoroughly review all associated fees (e.g., the mandatory energy surcharge and cleaning fee) and check-in/check-out policies, as these have been a source of frustration for past visitors. Direct inquiries with Briarwood (phone: 508-540-4366 or email: info@briarwoodresort.net) are recommended to confirm current offerings, policies, and any specific promotions available for direct bookings or exchanges, ensuring a clear understanding of the "glamping" or "rustic and cozy" experience it aims to provide.

Sep 17, 2024 · Gail BergquistIt is like glamping. It’s rustic and cozy, not a lux experience. Things around are dated, appliances, air conditioning, furniture, cabinets, fixtures, etc. The TV’s are flatscreens 👍 basketball hoops are new 👍 there are activities for the kids but they all require adult supervision. It is parenting your kids in a different place. There is no relaxation for parents. It’s fun for children who have supervision but you cannot leave them alone at all. Too many shady vehicles in and out of the property. Anyone can drive in here, there is nothing private or exclusive for timeshare owners.
Jul 11, 2024 · JULIA RODENHISERVery dated. I was a bit shocked. On the first night we stayed there, a couple of mice were running around in the kitchen. When we reported it to staff, they shrugged it off and said that we are in a treed /forest area. We finally asked for a new room. The location was great for what we wanted to do, but again; it didn't seem the cleanest or neatest. I don't think we would go back.
Sep 14, 2023 · Tammy WalterNice townhouse units with full kitchens. Up to date furnishings. No internet in the units. Wall AC is loud. So makes it hard to hear tv. 2nd BR only had twin beds! Not great when hosting another couple! Outdoor pool only. Good location and quiet area. A lot of year round owners living there.
Jul 12, 2024 · Joan Frechette3 stars because the woman who rented her place to us was very kind + the space was lovely. The manager however was a complete jerk + was extremely rude. Faulted us for having our small dog when we were approved to be here with one, got my mom who has health problems pretty shaken up how he spoke to her. We're just travelers, it's up to the place we stay to approve or deny us having a dog, and not fair for us to be chastised for existing within the agreement. Lots of ticks around too so beware.
