My family just stayed here (2nd week of April 2025) for 2 nights last week in 2 rooms and each room had 2 queen-sized beds. Let me start with positive points: The rooms were clean, the shower and faucet water was hot, the beds were comfortable, most things worked in the rooms, the location fit out needs and the cost was the least expensive we could find for where we needed to be. Now for the negative points: To begin, this is a *motel.* Don't let them tell you otherwise. There is a building that is "being renovated" with rooms that open to indoor hallways that they say is a hotel, but to access the front desk, you must be outdoors. Since that area of this establishment was off limit, who knows. Maybe they have their own front desk there. We were in the motel area. We stayed on the second floor off the parking lot; our bedroom doors opened to the outside world/parking lot. I had a very hard time accepting that the pricing was what it was for a *motel.* They answer the phone representing a hotel which they are not. When you search for "hotels near Amherst," this Quality Inn with "Choice" plastic bag branding (?) comes up. When you call their front desk and press them as to whether or not they are a motel, they will say that they are a hotel. It's really *not* cool. So that's my biggest bone of contention. Let's move on. What else didn't I like? Our room had a broken lamp and no club chair, but the second room we took, did have a working floor lamp and club chair. When we went to the front desk to ask for a second luggage stand and club chair, we learned that the first would not be possible (not extra luggage stands surprised me), but the second, the chair, could be brought to my room. The nice person at the desk said he would bring a chair over, but never did. After that, we didn't want to bother anyone for anything. It was clear to us that they didn't want to be bothered. The room had no extra blanket which we would have wanted, but again, we didn't want to bother asking. There were no instructions on how to pick up phone messages (the light was blinking on the phone) and the front desk, when called, had no idea how to get them either. We didn't use the coffee machine, microwave, tv, ac or fridge. We didn't get ice either. Oh, if there was breakfast to try, we didn't. And if there was a gym area, we didn't see it. No idea on any of these items. So from a utilitarian perspective, the rooms did what they needed to do (shelter us from the outdoors so that we could sleep), but they cost a lot of money for what they were.

There were two reasons for the 3star on rooms. There seemed to be a constant floral odor in the room. Not sure if it is piped into heating system some how? Also, it could have been helpful to have a list of channels for the TV. It will show the channel numbers, but not the names of the channels. If you are familiar with the area and cable channels, that would be fine. But, I think a list would have been helpful. The breakfast was very good, and the associates at the front desk were knowledgeable and friendly.

Huge gap under font door for cold to come in. Latches on doors looked like they had been repaired several times. NOT a safe feeling, at all. Bathroom relatively clean, but was disappointed in the shower pressure. Terrible pillows!! Beds are hard, blankets on the bed were cheap and thin. To whoever the franchise owner of this hotel is; the place is worn out, period. I will not recommend this place, and I am a frequent visitor to the area, as a UMass graduate. Kudos to the photographer who took the pictures they put up representing the hotel. At least they did their job. Felt like a cheap roadside crash and dash. If you don't believe all the reviews, roll the dice. I NEVER post negative reviews, but I was really disappointed.

This hotel is actually a motel, which was not clear through booking on the website as they only provide photos of the room and not that the doors open to the parking lot. As a single woman, I would not have booked if this had been clear and feel that I was misled. Upon checking in they sent me to a room that was marked clean but had not actually been cleaned (see picture) Trash was everywhere and I had to request to be moved to a new room. The desk worker was helpful and moved me quickly, but the communication between staff members was lacking and it was pretty unacceptable to be sent to a dirty room. The worker said he wished he could refund me or give me a discount but that they don't tell them how to do that. The new room was clean and fairly spacious. The sound proofing was not great and even though it's non smoking, they do allow smoking in the parking lot which did blow right into my room. It's fairly close to central North Hampton but I would recommend another hotel closer if you don't have a car as the walk along a busy road with few businesses or foot traffic is not great.

I suggest staying elsewhere. We booked a suite through Expedia. I received a call a few hours later from the hotel explaining that no suite was available and that we could have a room with two queens and a cot. The staff member explained that charges would be adjusted to reflect the change. When we arrived, the staff at check-in stated that they did not receive any information about a cot and pledged to get one. We went to check-in to the room. It had not been cleaned. The bed was not made and towels were draped over the furniture. We returned to the front desk. The staff member apologized, explaining that the owners had reduced staffing and stating that such problems were becoming more common. He found us a clean room and got us a cot. The room was clean and adequate, although the drain stopper in the sink was dislodged and the walls in the bathroom were damaged. The property is clearly being neglected by the owners. The rooms are not built to reduce noise. Lots of trouble sleeping because of loud noise from adjacent rooms and from outside. At check-out, I spoke to a staff member about an adjustment to the charge since a suite was unavailable. The staff member explained that I would need to work through Expedia, which I did. Staff at Expedia were communicative and responsive, but they explained that they could not get the owners to respond to their messages and could therefore not adjust the charge. As other reviewers noted, this is falsely advertised as a hotel. This is a motor-lodge style accommodation
