Our bathroom in our room was disgusting. The toilet seat was peeling and had some brown/reddish stains on it. The seat was clearly yellow compared to the toilet porcelain, and it was really just off putting. The shower had mold in it on top of that and the bathroom floor was sticky. I can't believe this place can't put clean toilet seats on the toilets! The walls are thin and we could hear our neighbors talking in the room next to us. The good things are that the place is close to the beach and they have bikes and beach chairs for the guests. Maybe they could sell a bike to replace the toilet seat in our room. I would never stay here again.

The location of The Beach House Inn is arguably its most significant asset. Situated directly on Kennebunk Beach, guests are literally steps away from the sand and the refreshing waters of the Atlantic Ocean. This immediate proximity to the beach, including popular spots like Mother's Beach and Gooch's Beach, means sunbathing, swimming, and leisurely strolls along the shore are effortless daily activities. Beyond the beach, the inn offers convenient access to the vibrant towns of Kennebunk and Kennebunkport, with their array of shops, art galleries, and acclaimed dining options, all just a short distance away. The Beach House Inn is a lovingly restored Victorian-style inn that evokes a "breezy, informal atmosphere, much like a private beach cottage." The property features a welcoming wrap-around porch with stunning ocean views, providing an idyllic spot for guests to relax, enjoy the sea breeze, and take in the magnificent scenery. The interior spaces, including the Inn's Great Room and Lounge, are designed with a palette of creamy neutrals mixed with elegant textures and fabrics, evoking the colors and scenery found on Maine's coast. Oversized slip-covered chairs and high-back sofas invite guests to unwind, and on cooler evenings, a warming fire often blazes in the Great Room's massive stone fireplace, creating a cozy atmosphere. The hotel's setting in a nature reserve further enhances the tranquil and picturesque environment, with well-manicured pathways and vibrant flowers in the garden for leisurely strolls. This blend of historic architecture and natural beauty offers a serene and refreshing escape.
The Beach House Inn provides a selection of services and amenities aimed at making a stay both comfortable and convenient. All 34 air-conditioned guest rooms are equipped with complimentary wireless Internet access, flat-screen televisions with cable channels, and essential in-room conveniences such as refrigerators, coffee/tea makers, and complimentary bottled water. Private bathrooms come with designer toiletries, hair dryers, and bathrobes. For guests seeking additional comfort, hypo-allergenic bedding and extra towels can be requested, and pillowtop beds feature premium bedding for a restful sleep. Connecting rooms are also available for families or larger groups.
The inn offers thoughtful complimentary offerings that enhance the beach experience, including the "use of beach chairs and towels" and "use of touring bikes," allowing guests to explore the coastal pathways and beaches without needing to bring their own gear. Complimentary afternoon tea in the sitting room daily is a charming touch. Other practical amenities include an iron/ironing board in rooms, phones with free local calls, and an elevator for easy access to all floors, including a handicapped-accessible room. The front desk operates during limited hours (typically 8:00 AM - 8:00 PM), and guests planning late arrivals are advised to contact the property in advance. Free self-parking is available on-site, adding to guest convenience. The Beach House Inn is a smoke-free property and does not allow pets.
A key feature of The Beach House Inn is its variety of room types, many of which offer stunning views of the Atlantic Ocean. Guests can choose from Residential View Rooms, Garden View Queen, Ocean View King, Deluxe Ocean View Rooms, or the Ocean View Mini Suite, ensuring there's an option to suit different preferences and budgets. The rooms are individually decorated with carefully chosen antiques and luxurious fabrics and wall coverings, maintaining the inn's historic character while providing a fresh, updated feel. Some rooms also offer whirlpool baths, adding a touch of luxury. The "uninterrupted views of the Atlantic Ocean" from many rooms are a significant draw, allowing guests to wake up to the sight and sound of the sea.
The inn's history, dating back to 1891, is palpable throughout the property, offering guests a chance to stay in one of Kennebunkport's original bed and breakfasts. While one recent review highlighted concerns regarding bathroom cleanliness and thin walls, other long-standing reviews consistently praise the "clean rooms" and "well-maintained facilities," suggesting that these issues may be isolated or addressed. The presence of friendly and attentive staff, such as "John, Lilly, Brian and Georgia," as noted by a satisfied guest, contributes significantly to a positive and welcoming atmosphere. The fact that the inn is operated by the Lafayette Hotels group (who also manage Lafayette's Oceanfront Resort) suggests a commitment to hospitality in the region.
While specific, time-sensitive promotional offers are not widely advertised, The Beach House Inn's appeal within the "Hotels Near Of Me" category is strongly supported by its prime location and the value-added amenities it provides. The complimentary use of bikes and beach chairs is a clear draw for guests looking to maximize their beach vacation. The property's consistent high ratings for "Location" (9.8/10), "Cleanliness" (9.2/10), and "Staff & service" (9.2/10) on various booking platforms underscore its overall quality and guest satisfaction. The inn is open seasonally, typically from May through October, aligning with Maine's most popular tourist months, and offers rates that reflect its position as a "2.5-star charming hotel" with a focus on "boutique comfort and luxury."
The positive experiences shared by many guests, describing their stays as "great" and "relaxing," with staff being "wonderful," indicate a strong propensity for repeat visits. The few negative comments, while important for objective reporting, appear to be isolated incidents or specific preferences rather than a reflection of the overall guest experience, which is largely positive. The Beach House Inn remains a highly recommended choice for those seeking a tranquil and comfortable retreat directly on Kennebunk Beach, offering a blend of historic charm, essential amenities, and a truly inviting coastal environment.

Jul 30, 2024 · JustinMy wife and I had agreat stay! Our first night, i had trouble sleeping and ended up on the front porch listening to the waves. I surprised John (property caretaker) that morning by being awake when he arrived at 5:30. EVERYONE was wonderful- John, Lilly, Brian and Georgia. The facilities were very inviting and well-maintained. I would highly recommend THE BEACH HOUSE for a relaxing getaway
Aug 31, 2024 · Frank MatarazzoI felt like I was staying in my grandma's guest room and I couldn't have been happier about it. This is such a special place and really feels like home. We adventured all over Maine and were so grateful to rest our heads and aching feet here. Everyone was so friendly and kind, always eager to help. The coffee and tea was perfect for the mornings and evenings. The beds were clean and cozy, the amenities were thoughtful and the view was incredible! I truly hope to return and enjoy this lovely hotel again.
May 20, 2024 · D LThis was a wonderful stay. The location is on the ocean with beautiful rooms. Our room was very clean and spacious. Georgia at the front desk was extremely kind and helpful. I hope to return someday!
Sep 01, 2024 · Mandi HersomWe had a lovely stay over the 4th of July weekend. The manager helped when there was an issue with our room and fixed the situation swiftly. The front desk staff was very nice, helpful, and respectful. The rooms were nice, clean, and comfortable, and the renovations that had been done on the rooms compared to the online pictures were great. I would say the website needs some work, and updating needs to be done on the website as it improperly stated what our room could accommodate. When a cot was offered to us, we were not notified that this is an air mattress and not actually a cot. Overall would recommend family and friends to stay here. Great Inn right on the ocean with a beautiful view.
