Unfortunately they do not serve breakfast but the rooms are well appointed and clean. If you ask in advance they will let you know where to plug in your EV or PHEV for level one (120 VAC) charging. We've stayed there twice and would definitely go back.

Customer reviews consistently paint a picture of a "beautiful old house" that offers well-appointed, clean, and cozy rooms. Many emphasize its strategic location, serving as an excellent "base camp for activities anywhere between the Catskills and the Berkshires." The personal touch of the host, "Justine," is frequently highlighted, making check-in convenient and providing valuable local recommendations. The ability to plug in electric vehicles (EVs) for level one charging is a modern convenience that appeals to a growing segment of environmentally conscious travelers, demonstrating the property's forward-thinking approach. The overwhelming sentiment from repeat guests is a desire to "definitely go back," underscoring a consistently positive and satisfying experience at Smythe House Luxury Rooms.
The environment of Smythe House Luxury Rooms is defined by its setting within a "beautiful old house," a carefully renovated 1890 Classic American Shingle Style Colonial. This architectural style, flourishing in New England coastal towns and along the Hudson River, is characterized by its reduced ornamentation and integration of elements like turrets and verandas, creating a varied, unified, and free aesthetic. The entire building is covered with natural shingles, contributing to a sense of blending with its natural surroundings rather than standing out. This historic charm imbues the property with a unique character and a sense of timeless elegance, setting it apart from modern chain hotels.
Saugerties, NY, the village where Smythe House is located, contributes significantly to the appealing environment. It's a charming small town nestled between the majestic Catskill Mountains and the serene Hudson River. This geographical position offers a wealth of natural beauty and outdoor recreational opportunities. The house is reportedly "one mile to the village of Saugerties," suggesting easy access to local shops, restaurants, and cultural attractions on foot or a short drive. Furthermore, the property is adjacent to the Esopus Creek Nature Preserve, indicating direct access to peaceful natural areas for relaxation and exploration. The proximity to both the Catskills and the Berkshires means guests can enjoy diverse landscapes, from mountainous hiking trails to picturesque riverfronts, making it an ideal destination for nature lovers. The overall atmosphere is one of tranquility and natural splendor, providing a restorative escape.
Smythe House Luxury Rooms prides itself on delivering outstanding hospitality through personalized services and a range of thoughtful amenities. A key aspect of their service is the direct and flexible communication with guests. The ability to "text her and arrange a convenient check-in time" highlights a guest-centric approach, adapting to individual travel schedules rather than adhering to rigid hotel policies. This personal touch extends to offering "recommendations for where to stop for lunch" or other local insights, ensuring guests feel well-supported and informed throughout their stay. This contrasts favorably with the often impersonal experience at larger chain hotels.
While the reviews explicitly state that the hotel "do not serve breakfast," contradicting some online information about "personalized breakfast and concierge service" in external listings, the focus remains on providing well-appointed and clean rooms. Each of the five rooms reportedly features "private baths," enhancing guest privacy and comfort. Some rooms offer "private Jacuzzi tubs," adding a touch of luxury to the stay. Amenities like lamb's wool wall covering, Queen size beds (including deluxe pillow top hand-stitched "Kingsdown" mattresses), electric fireplaces, comfortable seating, Persian carpets, antiques, stained glass, full closets, in-room fridges, 47" LED TVs, DVD players, and Wi-Fi contribute to a comfortable and convenient experience. The provision of "crisp all cotton linens and restorative pillow top hand stitched mattress" emphasizes attention to detail in guest comfort.
For guests with electric vehicles, the service of providing guidance on "where to plug in your EV or PHEV for level one (120 VAC) charging" upon request demonstrates a practical and accommodating approach to modern traveler needs. The mention of a "vacation cottage (sleeps eight) with working fireplace and deck overlooking creek" suggests additional lodging options with more self-catering potential and private amenities, catering to larger groups or longer stays. This comprehensive approach to service, coupled with a focus on individual guest needs, contributes significantly to the overall positive experience at Smythe House.

The interior design details, such as "wall-to-wall carpeting," "Persian carpets," "antiques," and "stained glass," create a rich and inviting ambiance. The presence of "romantic electric fireplace" in some rooms adds to the cozy and intimate atmosphere, perfect for a relaxing evening.
The rooms are described as "well appointed and clean," a fundamental feature that guests consistently value. Beyond the main rooms, the property also offers a "vacation cottage" that "sleeps eight," featuring a "working fireplace and deck overlooking creek." This provides a more secluded and spacious option for families or groups, extending the range of experiences available. The location itself acts as a feature, being an ideal "base camp" for exploring the Catskills and Berkshires, with "Lighthouse and nature preserve nearby." This makes Smythe House an attractive option for those interested in outdoor activities like "hiking, biking and walking." Key promotional messages highlight its ideal location as a "base camp for activities anywhere between the Catskills and the Berkshires," appealing to adventurers and sightseers. The proximity to the "village of Saugerties" and its "locally owned shops" implies convenience and immersion in local culture. While breakfast is not served, the emphasis on "well appointed and clean" rooms, and the personal touches like "convenient check-in time" and "recommendations for where to stop for lunch" by the host Justine, are strong selling points, communicated through positive guest reviews. The specific offer of "level one (120 VAC) charging" for "EV or PHEV" vehicles is a distinct promotional feature that caters to a niche but growing market segment.
The repeat business ("We've stayed there twice and would definitely go back") serves as powerful organic promotion, indicating high guest satisfaction and loyalty. The phrase "too bad we couldn't have stayed longer" from a guest reinforces the desire for extended stays, highlighting the comfort and enjoyment provided. The property also emphasizes itself as a nature-lover's paradise with opportunities for "hiking, biking and walking," and mentions nearby attractions like the "Lighthouse and nature preserve." The availability of a "vacation cottage" for larger groups or longer stays further diversifies its appeal. Oct 11, 2024 · Bob BlackWe had a lovely stay at the Smythe House, too bad we couldn't have stayed longer. We were in town for a wedding and so glad we stayed here instead of one of the chain hotels near the thruway. The house is very charming, the room was so pleasant, clean, and cozy. Justine was a wonderful host, it was nice to be able to text her and arrange a convenient check-in time as well as getting recommendations for where to stop for lunch. We will definitely stay here again, it's such a beautiful area to visit!
Oct 31, 2023 · Linda LawendowskiThis review was long overdue. My wife and myself stayed here about 6 months ago maybe sooner. The accommodations were clean and the inn keepers were very courteous with interesting conversation. The chef's gourmet cooking was a great start to our mornings! Delicious to say the least. The grounds were spectacular with beautiful country views that we couldn't help but take some shots of the picturesque scenery. Thank you!
Feb 14, 2019 · Nolan J. ReynoldsThe hospitality at this b&b is top notch! Went to NY to visit my daughter for my birthday and couldn't have landed a better place to sleep! Beds were very comfy, everything was super clean, check-in was a breeze and the conversation was just as good! Being able to text to make my reservation, as important questions and discuss a mutual convenient check-in time made this place my #1 choice! Absolutely on my list to stay again! ☺️
Nov 24, 2021 · WendyThis was my first time staying here and this was my girlfriend's first experience at a bed and breakfast. I planned a surprise getaway and after much research I settled on this B&B. I definitely made the right choice. I have stayed at a few B&B's both in the U.S and internationally and I have to say this was the best one yet. The facilities were immaculate and the caretakers treated you like part of the family. I had corresponded with the owners for about 2-3 weeks before my arrival to ensure everything was set up. They were able to accommodate all of my requests and did so in a pleasant manner. The owners are both chefs so the breakfast was fantastic. My girlfriend and I had a wonderful time and this place will hold fond memories for both of us. They also have a location in Costa Rica that we plan to check out in the future.
