If you look at reviews I've made in the past you'll see that I take care to give credit to jobs well done and typically refrain from posting negatively. I believe every business can have occasional set backs and shouldn't be judged by one situation. However, when a company fails to do the right thing and intentionally puts profit before safety and well-being, I'm compelled to share that experience. That is exactly what happened with Roami at Factors Row. After waking to my children telling us there are bugs in their bed, we investigated and took several pictures, positively identifying several bed bugs at various stages of their life cycle. We alerted the company via text and phone call and eventually email as well. It took an entire day of back and forth communication just to get switched to another room. We were only in town for a few days to enjoy a birthday weekend and one of them was taken up with communicating with the hotel. At no point did they offer to discount the room price let alone refund our purchase. My children have bites on their bodies and we have photos of the bugs, but because their cleaning staff couldn't find anything, and the pest control company that came 3 days later didn't see anything (after the room was cleaned) they feel that there is insufficient evidence. Please look at the photos I've included with this review and tell me if you think you would deserve a refund for sleeping in a room that had these pests and had a third of your vacation ruined. Not to mention all the effort we had to take to prevent bringing them back to our home. Please don't stay at this location and if you can avoid the company altogether that would be your safest bet. They don't care about their guests, or their health, only their profit.
For us Louisianians, finding the perfect place to stay in New Orleans, whether for a quick getaway, hosting visiting family, or even a local "staycation," means balancing convenience, comfort, and that undeniable Big Easy charm. Roami at Factors Row offers a unique approach to accommodations, setting itself apart from traditional hotels by providing apartment-style living in a historically rich building. Located right in the heart of the Central Business District, with the French Quarter practically at your doorstep, it aims to blend the convenience of a hotel with the space and amenities of a home. For locals seeking a different kind of stay, perhaps a longer visit where having a full kitchen and more living space is a priority, Roami at Factors Row presents an intriguing option.
However, it's important for us as local users to be fully informed when considering any accommodation, and transparency is key. While the concept of Roami at Factors Row, offering beautifully renovated spaces in a historic setting, sounds incredibly appealing, it's crucial to acknowledge that guest experiences can sometimes vary significantly. Reviews highlight both the undeniable positives, such as its superb location and the aesthetic appeal of the units, but also raise concerns that potential guests should be aware of. As fellow Louisianians, we understand the importance of a comfortable and hassle-free stay, especially when spending our hard-earned money to enjoy our own vibrant city.
This article will provide a balanced overview of Roami at Factors Row, delving into its location, what services and features it generally offers, and how it might fit into your plans for visiting New Orleans. We aim to present factual information based on publicly available data, including direct customer feedback, to help you make an informed decision about whether this particular "hotel" experience is suitable for your needs. We believe that every business can have areas for improvement, and by presenting a comprehensive picture, we empower our local community to choose wisely for their next New Orleans adventure.
Roami at Factors Row is ideally situated at 822 Perdido St, New Orleans, LA 70112, USA. This address places it squarely in the bustling Central Business District (CBD), a vibrant area known for its striking architecture, thriving arts scene, and, crucially, its proximity to the city's most popular attractions. For us Louisianians, this location offers an excellent base for exploring New Orleans without being directly in the sometimes-overwhelming crowds of Bourbon Street.
The accessibility from Roami at Factors Row is a significant advantage. It's just a block away from the iconic Bourbon Street and a short, five-minute walk from the historic French Quarter. This means easy access to a myriad of New Orleans' best restaurants, lively bars, charming cafes, and unique shops. Whether you're craving classic Creole cuisine, looking for live music, or simply wanting to soak in the atmosphere of Jackson Square, you'll find it all within easy reach. The location in a "small ally" means it offers a quieter retreat from the main thoroughfares, providing a good balance between excitement and tranquility.
For those traveling within Louisiana or arriving from out of state, the property's CBD location provides straightforward access. It's approximately a 10-minute drive from the Central Business District (though this distance measurement can be confusing as it is in the CBD). More accurately, it's well-connected to major roads and easily accessible from Louis Armstrong New Orleans International Airport (MSY) via taxi or ride-sharing services. Public transportation is also readily available, with streetcar lines and bus routes running nearby, offering convenient ways to explore other neighborhoods like the Garden District or the Museum District. For guests with vehicles, Roami does not offer on-site parking. However, there is a loading zone outside for quick drop-offs and pick-ups (max 10 minutes). For longer-term parking, guests are recommended to use the O'Keefe Parking Garage at 412 O'Keefe Avenue, or utilize metered street parking (which is paid Monday-Saturday 8 AM-7 PM and free on Sundays). This central, well-connected, yet slightly tucked-away location, makes Roami at Factors Row a convenient spot for exploring New Orleans.
Roami at Factors Row aims to provide a "home away from home" experience by offering apartment-style accommodations with a range of self-catering amenities. Unlike a traditional hotel with daily front desk service for every need, Roami operates more like a short-term rental complex with a focus on independent living, though with some hotel-like services. Here's a general overview of the services and amenities guests can expect:
Roami at Factors Row distinguishes itself with a blend of historic charm and modern apartment-style living, offering several features that can make a stay in New Orleans particularly appealing for those seeking more than a standard hotel room.
While these features paint a compelling picture, it's important for potential guests to be aware of certain reported issues. Some guests have noted problems with very noisy AC units, poorly sealed showers leading to water on the floor, and a lack of basic necessities like laundry bags. Most significantly, there has been a reported instance of bed bugs, which, despite photographic evidence from the guest, was not fully resolved to their satisfaction regarding refunds, due to the company's cleaning staff and pest control not finding issues post-cleaning. While such occurrences can be isolated, this specific feedback highlights the importance of thorough communication and diligent follow-up for any issues that may arise during a stay.
As a provider of apartment-style accommodations, Roami at Factors Row typically focuses on competitive pricing for longer stays or group bookings, rather than traditional hotel promotions like daily breakfast packages. However, it's always advisable to check their official website or booking platforms for any current specials. Here's what you might commonly find or consider when looking for offers:
It's important to note that Roami has a policy against local residents living within a 60-mile radius booking the property. Additionally, they do not allow parties or events, focusing on quiet enjoyment for all guests. Always review their terms and conditions carefully before booking, especially regarding cancellation policies and any potential additional fees (e.g., pet fees, parking recommendations).
For inquiries, reservations, or any assistance regarding your stay at Roami at Factors Row, you can reach out through the following contact details:
Address: 822 Perdido St, New Orleans, LA 70112, USA
Phone: (833) 305-3535
Mobile Phone: +1 833-305-3535
Given Roami's automated check-in process and reliance on digital communication, it is recommended to keep their phone number and any emailed instructions readily accessible. For any specific issues or concerns during your stay, direct phone communication is often the most effective.
For us Louisianians, Roami at Factors Row offers a compelling and distinct alternative to traditional hotel stays, particularly for those seeking a more independent, spacious, and extended visit in our vibrant city. While it’s crucial to be aware of the range of guest experiences, its core offerings make it suitable for several local scenarios.
Firstly, the apartment-style accommodations, complete with fully equipped kitchens and in-unit laundry, are a significant draw. For families planning a longer stay in New Orleans, perhaps for a specialized medical visit or an extended cultural immersion, having the convenience of cooking meals and doing laundry can lead to considerable savings and a more comfortable, home-like environment. It's also ideal for groups of friends or relatives visiting from other parts of Louisiana who want to share a space and enjoy communal living rather than separate hotel rooms.
Secondly, the location is a major plus. Being nestled in the Central Business District, yet just a short stroll from the French Quarter, provides the best of both worlds: convenient access to the city's pulse without being directly in its loudest areas. This allows for easy exploration of our historic landmarks, world-class restaurants, and lively entertainment while providing a quieter retreat. Locals who know the city well can appreciate the strategic position that allows for quick access to both business and leisure attractions.
Lastly, for those valuing a sense of independence and privacy, the self-check-in process and apartment setup cater to that preference. While direct interactions with staff may be less frequent than a full-service hotel, the provided amenities aim to ensure self-sufficiency. However, it's essential for locals considering Roami at Factors Row to approach with a clear understanding that it functions more as a short-term rental property than a conventional hotel, and to be prepared to communicate proactively should any issues arise, as per some past guest feedback. Despite this, for the right local traveler seeking space, kitchen facilities, and a prime location for an extended New Orleans experience, Roami at Factors Row can be a very suitable and appealing choice.

Mar 21, 2025 · Nicholas SachseGreat location, walkable to all French quarter spots and quiet in a small ally. A few problems of the room: 1-extremely noisy AC on the second floor bedroom. So loud that it woke us up several times a night whenever it started 2-badly sealed shower room. Water all over the floor after a quick shower 3-no basic necessities such as a laundry bag
Apr 29, 2025 · LunaZero star rating. Completely unacceptable. I booked a 2 bedroom 2 bathroom apartment. Upon check in I was given 2 separate rooms. One apartment with a living room and kitchen, the other completely separate apartment- not at all what I had booked. One room door had clearly been kicked in, the other room had the living room that was pictured in the listing but this was NOT a 2 bedroom 2 bathroom apartment. I messaged the host telling them how unacceptable these accommodations were that I did not book 2 separate rooms let alone a room with a door that had been kicked in.
May 31, 2025 · 89malibu11Our apartment was nice and clean , the virtual assistant when you walk in was also very nice and helpful , the facilities are nice and outdoor space . If you need to reach someone they were responsive . We had some confusion when we booked but it all worked out and communication During our stay was good .
May 05, 2025 · Kimberly SOverall, it was fine. The cleanliness was not there. Our bed, which should have had fresh sheets, had a toenail clipping, hair, and dirt. The extra blanket in the closet had dirt and hair in the folded creases. The bathroom also wasn't very clean. There were things left from previous person. There are extra sheets, blankets, etc in the common area, which is nice, since you will have to clean your room yourself when you arrive. We were denied a late check out. Fine, whatever, we can deal with that. They have a luggage storage room with a code. Before we used it, I asked if I would still have access to the building after I checked out, so I could get my bags. I was told that my code would work until 5:00 PM. We arrived at 3:00 to collect our bags, and the code didn't work. I tried texting and calling to have quite a wait in the queue. Luckily, someone was in the lobby to let us in, so I hung up. But if you do not check out by 11, they will charge you $500. If you accidentally unplug something from the wall, oh that will be $500. Can I charge them $500, for giving us a room that wasn't clean? Apartment style/rental is not a bad idea, in theory, but this place does not execute it well. There really should be someone on staff, to make sure things run smoothly.
